ACTIVITY UPDATE FOR YOUR PROPERTY AT 11 Goldvilla Drive Elanora Qld
I would like to report on the first Open for Inspection conducted.
We had 20 groups of people through last Saturday, with 5 groups returning for a second inspection at
times arranged with you.
Indications from both ‘serious’ Buyers who have returned for second inspections are that they are
prepared to pay $520,000 in its present state. I will endeavor to ascertain from them a more precise
figure of what they are prepared to pay for the Property ahead of Auction day and to retain their
interest throughout the marketing period.
I’ve collated a list of the prospective Buyers who have inspected your Property to date with their
feedback and provide the information below for your interest. The feedback may be of value to you
throughout the selling process.
RICKS Loved the style of the home and the presentation. Thought it was
worth around $520,000 compared to other properties they have looked at.
MCDONALD Young couple. First home buyers. Currently getting their finance through a
broker. Hope to have their approval soon. This is the couple who have been
back twice to inspect the Property. Thought it was worth low $500,000s.
Have not seen a lot of Property. Have only been in the market for a short
period of time.
CASTLE Works in the area. Moving out of an apartment into a house. Thought the
presentation was good. Has asked me to inform him when other properties
come on the market. Don’t think he is our Buyer.
HILLSDON Wanted a bigger home with a large ‘rumpus’ room. Has up to $600,000 to
spend. Believes he can get better value elsewhere.
HILL An Investor. Has other Property in the area. Thought it was worth about
$520,000. Purely looking at his return on investment. Liked it a lot. May be
there at Auction.
AVERY Being transferred from Sydney. Is cashed up. Kids will be going to local
school. Wants to buy in the area. Has $550,000 to spend. I asked if he would
pay $550,000 for your home and he said “No”. Thought it was only worth
$520,000. Experienced Buyer who has been in the market for a while looking
for the right Property.
McHUGH Only a $450,000 Buyer. Not wanting to buy until early next year. Liked the
style and open plan layout.
DOHERTY This is the other Buyer who came back for a second look. Likes the Property
a lot. Unsure of the condition. May request a building inspection prior to
Auction. Thought it was worth in the low $500,000s. I will keep in contact
with this Buyer.

There were other Buyers who inspected the Property however, whilst most liked the Property they
were not interested in buying the Property.
Keep in mind that regardless whether a Property is valued at $300,000 or $3 million, there will always
be something that someone doesn’t like about the Property. The most important thing we need to
focus on, is, what someone is prepared to pay for your Property and at this stage the feedback is
ranging between $__________to $____________and of course the neighbour who has indicated a
higher price of $__________.
Your competition at this present time is ______________________________Address and
__________________________________________Address. Both these properties are similar to
yours and most Buyers have confirmed this. It will be interesting to see if one of these properties sells
before your Auction Day. That will give us a more clear indication of what your Property may sell for
in the current market.
