River Bank is searching for a small Coffee which should be a new start-up rather than being a
franchise in its newly built facility situated at 224-C Baker Street, London. 29 th October 2019 is the
date on which it is scheduled to open the bank to business hence the time frame is short. By 1 st
September we need to choose a contractor.
The building that will be given for this proposal is new and it is has 25 floors. It is situated at
important place in London. The building has a unique architecture that reflects the 18 th Century
design. It was made by the private investors and has a space of 250.000 Square foot. The allotted
space for the Coffee Shop stretches around 1400-1600 square feet.

The River Bank has approximately 2450 employees working within the bank on the daily basis and
will attract over 300.000 new consumers every year. The bank also conducts different events and
opens new branches every year so as to foster our expansion plans. This is done on quarterly basis.
The Coffee Shop and the Vision
We are expecting that the coffee shop would become the new social hub for the River bank within
UK. The ideal coffee shop will provide cooking imagination along with the innovation offering 5 start

services, delivering delicious food along with large variety of products. The shops need to have a
capacity to innovate its taste through innovations.
The Coffee shop must be able to provide products for every kind of individuals like vegetarian and
vegan one and mark its products accordingly.
The Coffee shop must give assistance to their mission including “customer satisfaction” in each of
their business operations.
This firm must emphasise on excellence and offer the reputation of the franchise.
Catering
The River bank of UK will organise events on the 4th and 5th floor of the building hence the Coffee
Shop must be ready to give assistance to the bank all the time. The objective of our Coffee Shop
partner is to give catering to a maximum possible population at once, and the time when the events
will be going on we will supply the coffee shops with the supplementary storage space and have
flourishing catering kitchen that is fully flourished.
Menus related to Breakfast, Lunch and Dinner will be constructed prior to the event. This will be
done in collaboration with the “ours” and “yours” and must provide top notch diversity and quality.
Our management team will instruct you about the type of the events and therefore all the planning
will be done accordingly and ahead of the plan execution.
At the same time we understand that it is not a simple task, we might offer from time to time a
percentage of the catering to the off-site caterers.
Catering event example includes Tacos, Bacon Bar, Juice Bar and Chocolate Fountain.
Revenue: What to expect
In the Last financial year in our primary building the coffee shop that was present approximately
generated revenue of £3 million pounds. It does not include what Coffee Shops offers in the main
area.
Pricing and Terms
We understand the fact that if we are able to serve better it is going to help us in the future and
however some costs like gas, maintenance and electricity around the coffee shop will occur. Due to
this a fixed monthly fee of £7000 for the space is allocated in the main coffee shop area and it will be
paid by firm with assistance of additional costs.
This agreement will be done on the basis of lease only and will be terminated at any time if there is
breach of terms and conditions signed by coffee shop firm that does not meet any kind of Health and
Safety standards. We also have rights to provide your firm notice for leaving at least six months
before if we feel the requirement to do it.

This firm is responsible for creating a design and bring out all essential equipment that is needed for
running the business. Although, major things that we ask from the coffee shop to have when they
apply are:

Menu and Requirements
The menu will be decided on the basis of the tasty and healthy products and creativity it’s a must
have. We understand that we do not need a coffee shop where people go for having exquisite
experience rather they need to provide an experience that is affordable to all the customers that
comes to us for any kind of assistance. The lunch, dinner and breakfast need to have separate menus
where snacks need to be compulsory. Along with this, it is crucial that coffee shop designs offers on
their own that can make people do a purchase.
Any kind of beverages that has Alcohol content must not be included in the menu. Although in any
kind of events we will suggest you to supply beer products, champagne and wine from the chosen
list.
Quality is the most essential aspect and company needs to focus on food hygiene where they need
to provide everything in good packaging.
This Coffee shop must be opened from 8 am to 21:00 PM from Monday to Friday and it should also
be able to serve for the extended time in the case of special events.
Food must have appropriate labelling providing all the details regarding ingredients.
