Project overview
This construction project management plan narrative has been prepared for the construction of
the Riverstone Two Office Building Project on plot #1234, Pacific Northwest Area. The project
involves the construction of two office building buildings at Northwest corner of the intersection
with Washington Street, MA. Medium rise commercial buildings surround the construction site
the west, east and north
Construction involves the demolition of a low rise structure that was established as a site
demarcation, removal of bituminous pavement and abandonment of the existing utility services
within site. The construction of the two office building with a total of ten business rooms on a
hectare piece of land consists of the development of the perimeter wall that surrounds the office
buildings (Dogbegah et al, 26). And reconstruction of a well navigated bituminous pavement and
the construction of a parking garage with a minimum capacity of twenty-five private cars. Other
additional construction activities shall involve the installation of site lighting systems,
construction of a block perimeter wall to envelope the two office buildings and the construction
of a subsurface drainage system for the premises.
The construction manager shall be made aware of that the site abuts other commercial buildings
around its circumference and as such the construction means and methods utilized for the
construction project must consider the potential impact of construction activities to the
surrounding commercial structures (Navarrete et al, 68). The construction management plan
should include the following aspects

The organization of execution of this construction project shall be conducted in accordance with
the standards and regulation of United States construction guidelines relating to commercial

Overall construction cost
Before the start of o0f the construction works, the contractor is expected to prepare and provide
an exclusive construction cost of the project. The budget of the project should be detailed,
expressing the time intervals for the demand constructions progress of claims. Within the budget,
the constructor should explicitly and categorically outline the total labour cost for the project,
right from excavation processes to finishing construction processes just before commissioning of
the office buildings. The project costing should also include the machinery and equipment
acquisition expenses prior to the start of the construction project. The cost for construction
materials such as building blocks, sand, concrete should be included in the project budget (Ali,
11).
A construction manager should also provide a well-structured health and safety manual for the
construction process, detailing the safety measure to be incorporated during constructions. It is a
good practice for the contractor to present the construction schedule and timeframe outlining the
sequence of construction activities alongside construction submittals (Sacks et al, 25).
Quality in construction is paramount; therefore, the contractor is expected to submit explicit
measures that would ensure that quality construction practice is attained (Ottosson 89).

RFI Log (Kozlovska et al, 713)
The contractor is expected to prepare and present all the construction submittal logs that are
essential in tracking major construction approvals. The submittal logs should also be
accompanied with construction transmittal documentation listing outline project documents
transferred to other companies or client.
There should be an attachment of all the construction changes implemented in the first month of
construction in a well-structured change order log. This should then be supported by an elaborate
narrative explaining in details the changes made during the construction period.
