INTRODUCTION
Project management is the tool or process to accomplish a project successfully on time. It
has various principles which support project manager in ensuring effectively or timely
completion of project (Kerzner, 2018). Present study is based on construction project Skytower
residential building, Construction methods impact on project sustainability to great extent hence
it is very important for the construction manager that to take assistance of correct method which
may help in maximising benefit towards environment, society and economy. Skytower project
has problem related with environment, use of wrong material in effective methods of
construction are increasing problem in environment and due to which pollution is increasing.
Current assignment will describe the project with rationale of selecting particular proposal. It
will explain components of project specification. Furthermore, report will describe various
techniques that are helpful in generating realistic solutions. Assignment will explore different
project management strategies for determining suitability of any particular construction project.
In addition, report will produce stages of project and will explain appropriate forms of
referencing and citation.

P1 Construction based project with rationale
Skytower residential building construction project is selected for the project. One of the
major issue with this building is related with environment. Use of materials has increased
pollution, noise and dust in the near locations. Sustainability is the biggest problem in such kind
of construction projects. It is essential for the construction manager that to ensure sustainability.
But still it is realised that many constructions related issues are in this building projects. One of
the major issue is mobility, in such type of problem if hoist cable fails to work then nobody can
stop such elevators (Fewings and Henjewele, 2019). Use of material was another issues in
Skytower. Use of concrete is the small problem, as this building is situated in Dubai where
temperature is around 42 degree and in such hot weather concrete get cracked. Hence
construction manager has to ensure implementing correct construction method so that this
problem can be resolved. In this situation engineers have implemented solution of working in
night so that temperature issue can be controlled.
It is such a tall building hence it was difficult to send concrete at the top floor. This is
another issue which has affected daily productivity. In order to ensure suitability engineers have

replaced cement with concrete. Furthermore, best steel and stones were used to minimise the
negative impact on environment. Reinventing new material solution has made this building more
attractive and safe as well. Engineers have tested many materials before finalised the last
cladding (Kerzner, 2019).
In addition, heat was another problem of construction, due to high temperature hence
construction manager has find solution to turn building into giant oven. Use of modern air
conditioning has supported in bearing the problem of heat. Many construction methods influence
the sustainability of building hence this Skytower has been selected because this project has
ensured economic, environment and social sustainability. This building has satisfied clients,
suppliers and other investors. Furthermore, use of modern methods have helped in protecting the
ecosystem as well (Heldman, 2018).
P2 Main components of project specification
There are many components of project specification, these are explained as bellow:
Scope statements
Skytower is the tallest building, it is a residential building which reach toward sky and
able to control over wind effects.
Project deliverables
To get commercial benefit from this building is the main objective of constructing this
Skytower building.
Policy and procedure
In this section quality management plan, safety policies and controlling policies are
framed and measured. This section ensures that entire project of Skytower is able to meet the
requirements or not (Huemann, Keegan and Turner, 2018).
Scheduling
Project manager has to divide project into easy manageable activities so that it can get
completed within stipulated period of time. Work break down structure (WBS) explains the
sequences and show the dependence of one task on other. There are high chances of poor climate
etc. which may impact on scheduling hence construction manager has to make sure that
contingency plan gets prepared in advance so that entire Skytower project got completed on time
(Zahid And et.al.,2018).

many resources. Human, time, financial, technical resources are considered as main resources
which help in completing the set proposal on time and with required quality. Allocation of
resources must be done properly and each resource must fulfil its responsibility carefully (Elbaz

overall objective of project can be met. Resources in Skytower project are explained as below:
Human resource: Construction manager of Skytower building need human resource for
constructing this residential building. Individual need skilled and talented people those
who have experience of working in such kind of engineering projects (Ahmad and et.al.,
2019). Manager will need adequate number of people those who can support in
completing this project on time. There is requirement of 100 people for this construction
project. 10 technical executives, 1 project manager, 2 finance manager, 5 financial
executives, 80 labours. 2 site analysts.
Financial resource: Manager of Skytower building will require funds to buy raw
materials, to investigate site, paying to labours and for other technical equipment’s etc.
By getting adequate funds this project will be completed successfully. Skytower project
requires 2200 Pound to manage all these direct and indirect cost (Geraldi and Söderlund,
2018).

Technical resources: Project manager of Skytower building will require technologies,
advance software to monitor the progress and investigate the site. This would help in

P4 Techniques for generating realistic solutions
It is responsibility of project manager of the construction project that to make correct plan so
that individual can get desired results. There are various techniques that can be used by manager
of Skytower project to generate realistic solutions (El Bajta and et.al., 2018).
Creating realistic schedule
This is considered as one of the best technique in which firm has to create the schedule
by considering the real facts. As in scheduling ok construction of Skytower building manager has
to take into consideration climate condition, economic fluctuation because it would be time
taking project hence such situations can get changed any time. Hence by considering the real

stage. In this stage project manager has to first prepare case document and have to set goal, scope
for particular project (project management, 2019).
Project planning
This is second phase in which construction manager will have to make proper plan so that
this can be executed properly. Planning includes risk management, quality management, safety
management etc. Planning is done to minimise the issues that can come during the

on sustainability of project. Furthermore, I have improved my technical and communication
skills to great extent. Before working on this project, I was not having great knowledge about use
of MS project software but now I can use it and can prepare it Gantt chart and critical path.

manager in scheduling the entire task and dividing activities into small section in order to get
