INTRODUCTION
Project management is the tool or process to accomplish a project successfully on time. It
has various principles which support project manager in ensuring effectively or timely
completion of project (Kerzner, 2018). Present study is based on construction project Skytower
residential building, Construction methods impact on project sustainability to great extent hence
it is very important for the construction manager that to take assistance of correct method which
may help in maximising benefit towards environment, society and economy. Skytower project
has problem related with environment, use of wrong material in effective methods of
construction are increasing problem in environment and due to which pollution is increasing.
Current assignment will describe the project with rationale of selecting particular proposal. It
will explain components of project specification. Furthermore, report will describe various
techniques that are helpful in generating realistic solutions. Assignment will explore different
project management strategies for determining suitability of any particular construction project.
In addition, report will produce stages of project and will explain appropriate forms of
referencing and citation.

P1 Construction based project with rationale
Skytower residential building construction project is selected for the project. One of the
major issue with this building is related with environment. Use of materials has increased
pollution, noise and dust in the near locations. Sustainability is the biggest problem in such kind
of construction projects. It is essential for the construction manager that to ensure sustainability.
But still it is realised that many constructions related issues are in this building projects. One of
the major issue is mobility, in such type of problem if hoist cable fails to work then nobody can
stop such elevators (Fewings and Henjewele, 2019). Use of material was another issues in
Skytower. Use of concrete is the small problem, as this building is situated in Dubai where
temperature is around 42 degree and in such hot weather concrete get cracked. Hence
construction manager has to ensure implementing correct construction method so that this
problem can be resolved. In this situation engineers have implemented solution of working in
night so that temperature issue can be controlled.
It is such a tall building hence it was difficult to send concrete at the top floor. This is
another issue which has affected daily productivity. In order to ensure suitability engineers have

replaced cement with concrete. Furthermore, best steel and stones were used to minimise the
negative impact on environment. Reinventing new material solution has made this building more
attractive and safe as well. Engineers have tested many materials before finalised the last
cladding (Kerzner, 2019).
In addition, heat was another problem of construction, due to high temperature hence
construction manager has find solution to turn building into giant oven. Use of modern air
conditioning has supported in bearing the problem of heat. Many construction methods influence
the sustainability of building hence this Skytower has been selected because this project has
ensured economic, environment and social sustainability. This building has satisfied clients,
suppliers and other investors. Furthermore, use of modern methods have helped in protecting the
ecosystem as well (Heldman, 2018).
P2 Main components of project specification
There are many components of project specification, these are explained as bellow:
Scope statements
Skytower is the tallest building, it is a residential building which reach toward sky and
able to control over wind effects.
Project deliverables
To get commercial benefit from this building is the main objective of constructing this
Skytower building.
Policy and procedure
In this section quality management plan, safety policies and controlling policies are
framed and measured. This section ensures that entire project of Skytower is able to meet the
requirements or not (Huemann, Keegan and Turner, 2018).
Scheduling
Project manager has to divide project into easy manageable activities so that it can get
completed within stipulated period of time. Work break down structure (WBS) explains the
sequences and show the dependence of one task on other. There are high chances of poor climate
etc. which may impact on scheduling hence construction manager has to make sure that
contingency plan gets prepared in advance so that entire Skytower project got completed on time
(Zahid And et.al.,2018).
Resources

In order to accomplishing the project with quality and time construction manager requires
many resources. Human, time, financial, technical resources are considered as main resources
which help in completing the set proposal on time and with required quality. Allocation of
resources must be done properly and each resource must fulfil its responsibility carefully (Elbaz

Budget
It is essential to manage cost well, there should be minimum variance between actual and
projected budget. This is important part of project management. Cost planning must be done in
significant manner and all costs must be recorded systematically. This thig has been considered
in Skytower project which has resulted in finishing the building in given budget (Cheng and
et.al., 2019).

Resources
Resource plays significant role in any project. When it comes to construction then it is
essential for project manager that to ensure all resources are utilised in effective manner so that
overall objective of project can be met. Resources in Skytower project are explained as below:
 Human resource: Construction manager of Skytower building need human resource for
constructing this residential building. Individual need skilled and talented people those
who have experience of working in such kind of engineering projects (Ahmad and et.al.,
2019). Manager will need adequate number of people those who can support in
completing this project on time. There is requirement of 100 people for this construction
project. 10 technical executives, 1 project manager, 2 finance manager, 5 financial
executives, 80 labours. 2 site analysts.
 Financial resource: Manager of Skytower building will require funds to buy raw
materials, to investigate site, paying to labours and for other technical equipment’s etc.
By getting adequate funds this project will be completed successfully. Skytower project
requires 2200 Pound to manage all these direct and indirect cost (Geraldi and Söderlund,
2018).

 Technical resources: Project manager of Skytower building will require technologies,
advance software to monitor the progress and investigate the site. This would help in
making correct strategies to construct this building (Abraham, 2019).

P4 Techniques for generating realistic solutions
It is responsibility of project manager of the construction project that to make correct plan so
that individual can get desired results. There are various techniques that can be used by manager
of Skytower project to generate realistic solutions (El Bajta and et.al., 2018).
Creating realistic schedule
This is considered as one of the best technique in which firm has to create the schedule
by considering the real facts. As in scheduling ok construction of Skytower building manager has
to take into consideration climate condition, economic fluctuation because it would be time
taking project hence such situations can get changed any time. Hence by considering the real
facts scheduling must be done. It would help in minimising issue of delay (Kerzner, 2018).
Acknowledging milestones
This is another technique that may support in generating the desired results. Project
manager of Skytower building has to show the progress to clients so that they feel confident.
They need to be sure so that they give positive response.
Rout cause analyses
Use of fishbone diagram supports in identifying the cause of problem. Once problem has
been analysed that manger can find suitable solution to resolve such issue. This would help in

PERT (Project Evaluation and Review Technique)
It can be defined as network model that ensure different variation in completion
activities. It analyses different activities and identify their milestones. It ensures that all things
are arranged in proper sequence and construct a suitable network diagram in order to ensure the
end result (Geraldi and Söderlund, 2018). This is the great tactic and tool which helps in
analysing uncertainties and implementing correct solutions so that project can be completed on
time. PERT works as management tool which is beneficial in integrating events and reducing

cost and time of one particular proposal. This strategy supports project manager in identifying
critical path and showing dependency between various activities. By taking support of this
technique probability of timely completion of task can be evaluated (Abraham, 2019).
CPM (Critical path method)
This is another project management strategy which shows complex interaction between
different activities. By taking support of this tool manager of Sky tower project can identify non-
critical and critical task easily which helps in preventing the things from conflicts situations and
getting desired output. This increases practical efficiency of task and support the manager in
gaining required quality. By this way sustainability issues in Skytower building project can be
avoided and correct construction method can be applied to maintain quality and cost. CPM gives
benefit of fast tracking by this way it can be determined whether project is giving desired results

Gantt chart
This is another project management strategy which is the kind of bar chart which reflect
scheduling of project. This is the application which determine the time length of any project,

then project manager can make immediate changes in planning. This supports in controlling over

One of the major problem in Skytower building project is environmental sustainability, use

manager can identify the problem and can coordinate with team members in effective manner so

cautiously and have to start reuse or recycling of resources. This will reduce wastage and will
help in effective utilisation of resources. Radical improvement in materials and energy resources
will minimise the issue of increasing pollution due to construction of Skytower building which
will give positive result and actual objective of the project will, be met. If recycling process is
used, then it will enhance efficiency level of construction project and will reduce its overall cost
which would be better for the project. Selection of material must be done in adequate manner to
minimise solar heat loss or gain, this would help in maintaining environmental conditions.
Project manager of Skytower building has to ensure using low embodied energy which would
help in reducing energy consumption and will reduce pollution level as well (Geraldi and

Project management is the application of completing the project on time with required
quality. There are various phases of project which are implemented to accomplish this Skytower
project (Kerzner, 2018). These stages are explained as below:
Project initiation

This is the first phase in which manager of this construction project has to evaluate
feasibility of particular project. Value of this proposal and its suitability are determined in this
stage. In this stage project manager has to first prepare case document and have to set goal, scope
for particular project (project management, 2019).
Project planning
This is second phase in which construction manager will have to make proper plan so that
this can be executed properly. Planning includes risk management, quality management, safety
management etc. Planning is done to minimise the issues that can come during the
implementation of any project (Elbaz and Spang, 2018).
Project execution
Execution is the process of implementing all planning in order to get desired results. It is
highly based on planning, team makes efforts as per the planned activities and work to get
desired results. Team members perform their responsibilities, working of all team members aid
in gaining desired results (Cheng and et.al., 2019).
Monitoring and controlling
Monitoring plays significant role in project management, effective monitoring supports in
analysing progress of entire plan whether it is able to meet the desired results or not. Monitoring

these forms are applied in different level of studies (Harvard Format Citation Guide, 2019).
Scholar has to use list of sources relevant to study to understand the work and complete
the work in systematic manner. These references include author, date of publication, title,

publisher etc. In Harvard referencing author’s surname and initials are placed first and then
publishing year is maintained. In-text or citation are placed in between the main body where
scholar has paraphrase the original work of other author. When it comes to citation then
individual has to use only surname of author and publishing year. When more than three authors
book or journal has been used then user has to use only one author and have to finish it by using
and et.al.,
Reference is placed at the end of work at separate sheet and it must be arranged
alphabetically. If multiple work of same authors is in list, then user arrange the work
alphabetically and after that date is considered (Cheng and et.al., 2019).
APA referencing is another form of referencing which is used in academic documents.
Year is placed in bracket and if there is more than one author then it is combined by using & as
connector.
While conducting this study I have learnt about various construction methods that impact
on sustainability of project. Furthermore, I have improved my technical and communication
skills to great extent. Before working on this project, I was not having great knowledge about use
of MS project software but now I can use it and can prepare it Gantt chart and critical path.

From the above study it can be concluded that Constriction methods impact on sustainability
of project to great extent. It is essential for project or construction manager that to take support of
correct tools, techniques, material so that sustainability of entire project can be maintained.
WBS, Gantt chart, PERT etc. are various project management techniques which help project
manager in scheduling the entire task and dividing activities into small section in order to get
desired results. Effective utilization of resources helps the person in managing entire task
effectively and completing it on time with required quality as well.
