INTRODUCTION
Construction can be referred as the action that is taken by building or creating something
like building, office and so on (Verweij, 2015). In construction activity typically large structure
is developed that is created with high quality in order to several uses. This report is based on
client Sky Reach Development. It is planning build a multi storey block prestigious office which
has basement parking. In this site is located 6m along with Main Street to Ascot Road. In this
report different stakeholder management approaches are determined and this will support in
analysing best client. Apart from this Bar chart for this project plan is developed. This will
include main activates and task that is required for construction project plan.
Part 1
Stakeholder Management can be defined as the process of maintaining healthy and
positive relations with the stakeholders of the company that can impact a project within a
company (Brustbauer, 2016). Therefore, it is important to maintain effective communication
with each one of them. In simpler words, stakeholder management is a combination of
techniques that help in minimizing the influence of negative impacts on the company and its
operations. The major steps involved in managing stakeholders include identifying stakeholders,
evaluating their interest and level of influence, developing communication plans as well as
engaging with the stakeholders in an effective way (Stakeholder management, 2020).
Approach to Stakeholder Management
The Five-Step Approach of stakeholder management in context to Sky Reach
Developments 2020 (SRD 2020) is explained below –
Engagement Strategy – In this approach, a vision and level of ambition will be set for
complete engagement as well as review engagements of the past.
Stakeholder Mapping – The criteria to identify and prioritize stakeholders will be defined
and the mechanisms through which the stakeholders will be kept engaged are selected. It
will help in identifying the potential stakeholders of the company.

Preparation – The company should focus on the long-term goals in order to drive the
approach (Five-Step Approach to Stakeholder Engagement, 2020). The different logistics
will be determined and the rules will also be set.
Engagement – In this approach, engagement is conducted and it is ensured that the
stakeholders contribute equally to a project of the company.
Action Plan – The last approach to manage stakeholders if to develop an action plan
which will help in identifying opportunities from the feedbacks and thus determining
actions as well as revisiting goals (Heagney, 2016). The company can then plan next
steps and formulate strategies by which it will be able to manage the stakeholders and
engage them in a much more effective way.
By discussing all the approaches to stakeholder management, it can be said that the
stakeholder map would be the best approach for the client to adopt as it will help in identifying
the potential stakeholders of the company, power possessed by them as well as their level of
interest in the project of the company (Kerzner, 2017). The process of stakeholder mapping is
necessary for any project of the company to be successful. Since there are a lot of stakeholders
that will be involved in the project of constructing a building, Sky Reach Developments 2020
(SRD 2020) should adopt this approach as by doing so, it will be able to bifurcate them in a
proper manner. This will also be helpful in managing them and monitoring them closely.
Therefore, the best approach for the client to adopt should be that of stakeholder mapping.
Stakeholder Map
A stakeholder map/analysis an be defined as the process of analyzing and examining a
particular system and the potential changes that can occur in it. The analysis helps in identifying
the potential stakeholders of a company, the level of power and influence possessed by them.
Stakeholder Map is an important component for the success of a project within a company as it
helps the managers in getting valuable insights about the project. A stakeholder analysis for Sky
Reach Developments 2020 (SRD 2020) is explained below –

High Power and Low Interest – In order to keep these stakeholders satisfied, the
company must put in enough efforts but no so much that they become bored with the message.
The Planning Authority will come under this category. The stakeholders falling in this category
possess high power and a low interest. These are those stakeholders that can support the project
and because they possess high power they should be closely monitored (Liu, 2016). Thus, the
company should ensure that their expectations are met and should be kept in loop. The Planning
Authority will be communicated through a phone call or a meeting whenever an important task
takes place in the project.
High Power and High Interest – These stakeholders have a high power and high
interest in the project of the company. They are the ones who should be supported by the
company at all times. These stakeholders are the decision makers of the company and thus
should be managed very closely. The company should completely engage these stakeholders and
also make great efforts to keep them satisfied. The Project Sponsor who is the owner of the
project will come under this category because he/she possesses high power and have a high
interest in the project. The owner or Project Authority will be communicated via a progress
report from three times in a month so that they are managed closely.
Low Power and High Interest – These are the stakeholders who work for the project of
the company, although they possess the power to make decisions. The company should keep

them in loop and keep them updated about the progress of the project (Stakeholder Analysis,
2020). The constructor as well as the architect will fall in this category and the client company
should keep talking to them from time to time to ensure that no problem or major issues are
arising. Stakeholders who fall in this category can help the company regarding details of the
project. These stakeholders will be communicated through face to face meetings that will be
conducted once in a week.
Low Power and Low Interest – These are the stakeholders who possess very less power
and less interest in the project of the company. They should not be left behind but should be
monitored from time to time (Floyd and et. al., 2017). The immediate neighbors of the
construction site will fall under this category because they do not possess a very high power or
interest in the project. The company should not bore them with excessive communication and
also should not worry too much about them. They will be communicated through pamphlets
every two weeks in a month.
Part 2
The main activities/tasks that will have to be undertaken in order to execute the client-
focused tasks.
There are different set of activities which is required in order to develop and create office
building. In development of multi-story block office with basement parking various activities are
required in order to successfully complete the project (Kampf and et.al., 2016). Different

From the above report it can be concluded that there are different factors that will affect
the conduction process. It is essential to analyse and understand various elements that are related
to successful construction process as well as complete project in set time frame. Construction is a
complex process which will includes several elements and it is important that each and every
activity is perform with in set time period in order to attain set goals of action. It is important to
analyse and determine different types of stakeholder management as this will help in conducting
construction activities in better and effective manner.
