INTRODUCTION
The working of Facility operations would be managing of all operations of business like
that of satisfaction of customer, their retention and having culture of organisational
responsibility. So in this report which is based on Titanic hotel which is facing issues related to
underperforming of hotel with having low occupancy rate, low level of customer satisfaction and
customer retention. So company is deciding to introduce new culture of organisational
responsibilities having the role of Facility manager of Titanic hotel so it would be including
responsibility of facility manager in order to engage staff in these operations. It would also be
including impact of facitity operations of the employees or the funding agencies.
TASK 1
1.1 Assessing the responsibility of facility manager for staff engaged into operations
There are many activities like that of process, production, technology and systems with
the company which is helping them to cover or have impact on employees and working
environement as well which is called to as Facility management. the main focus will be on
efficent and effective working and delivery of all services within Titanic Hotel as it is the
strategic area for company (Schwarz, Hall and Shibli, 2015). There are various aims or scope
which is included within the hospitality industry of UK like that of infrastructure and space
related to working space and staff of organisational building as well. The main purpose would be
related to activities which are not related to business like that of non core functions and these
may vary from company to company. The focus would be on development and innovation which
is on continuous bases and adding much value to main operations of public and private sector
firms
Role and responsibility of facility manager for staff:
It is the duty of FM manager of Titanic Hotel that they are operating all across company
and evaluating business functions as well.
Training and development- this is the most important task and responsibility of facility manager
as they need to train staff members with use of correct tools and techniques (Anifowose and
Odubela, 2018). They need to give training to employees on regular bases which is to make them
aware of operating procedures and functions.

Engagement of employee- it is also as per part of facility manager it is required that they are
facilitating engagement of employees and their welfare related activities. It could be generating
new and innovative ideas and ways which are more progressive.
Smooth operations management- it is done only after they are been ensuring that there is
adequate avaliablity of staff. then this will be involving all operations on easy and smooth way
so that all problems of staff member are been addressed on correct bases.
1.2 Discussing responsibilities of facility manager for operational aspect building
Facilities manager has to look for the various operations with respect to the property of
the organisation.
Evacuation programs and fire drill: Developing and ensuring that fire extinguishers and
fire evacuation plans are connected and sustained frequently.
Building management and operations: manager need to authorise whether construction
space is owed correctly which means a harmless, relaxed and productive atmosphere for the
staffs and customers. Confirming effectual use of building's electrical and automatic system
(Krajewski Ritzman and Malhotra, 2015).
Grounds maintenance: Works after litter-picking to touching lawns to compound farming
work and shrub work counting wintertime work like tree pollarding, snowflake permission etc

The agencies which aere supposed to provide capital to company like that of Titanic hotel
so that they are been working and their operations are been facilitated correct and smooth bases
will be called to as funding agencies (Roper and Payant, 2014). So these agencies would be
helping company to fund various projects and plans which they are creating to undertake
planning in correct manner. like Titanic hotel is having many suppliers who are supplying them
tolitery products, food and vegetable items, furniture and other products related to hotel industry.
so these supplies would be playing important role in facilitating operations for the employers for
example at time when Titanic is requring furniture if they are expanding their operations then
their funding agency could be providing them with appropriate funds.

Communication is the essence of business. IT is very important to have effectual and
healthy interaction within organization. In order to facilities operation management, company
has to utilize so many technologies to make sure that information about customers and
employees should systematically manage. In the operation of business there is regular
communication among the clients and management. There are many instruments or tools for to
interact and convey messages within the company and from clients as well such as mobile
phones, walkies- talkie, etc (Low, Gao and Ang, 2018). There are some other instruments also
which helps in internal communication with employees and staff members such as emails, basic
telephones. By using this tools of communication employees easily interact with each others
without wasting of time. To provide facilities to management of operation, company has to make
use of intense and advance technologies. Titanic Hotel is using systematic database for storing
information. It is very essential to develop the systematic and proper of communication to
prevent the miscommunication in the hotel. In order to maintain effective communication hotel is
adopting different procedure of communication like performance management and management
information. In Titanic hotel is maintaining systematic oracle system which helps in supporting
internal database where all the records of departments of hotel are stored. Hotel has its developed
an internal email system to create favorable, documented and effectual communication.

3.2. Determine the control systems required for effective facilities operations.
It is very important to have control or monitor on the system for making effective
facilities of operation. It is the responsibilities of facilities manager to apply such a system so
that facilities are systematically utilized. Beside this, for quality check and man-force utilization
faculties manager has to implement systematic system (Spring and et.al, 2017). For facilities
manager, it very difficult task develop the control system in the organization. By implementing
control system which includes Spot checks, Email monitoring, video recording any many other
technology to monitor live environment of working for addition control. Titanic Hotel has
developed such a systematic control system. It is the responsibility of operational manager to
personally arrive at the table of clients regarding complaints and ideas or suggestions. Further,
they have to manage the quality of services to use secret services. Managers of Titanic Hotel
plays a crucial role in getting ideas from clients and rendering them to workers. In order to
ensure that no sensitive information is leaked, sometimes email monitoring is very important.
Control system makes employees aware of working wrong things. But when the manager
implement quality check in system of organization there are lot of ethical errors or mistakes. For
example- monitoring the personal emails of workers lead to discourage and demotivate them.
Further, most of the clients do not react rightly when they asked fr feedback (Moutinho and
Vargas-Sanchez, 2018).

Auditing and accounting- In the department of finance, the documents and budgets are
checked and audited by auditors. The employees of hotel have to need some guidance and
training for doing right things.
Sales and purchasing- It is very necessary to check and sales audit on the practices as
well as function of operations are performed in hotel. In order to run the business, effective
controls for measuring practices is very essential.
3.3 The system needed by facility's manager to support effective building management.
There are several systems which are required by facility's manager for effective building
management is described as follows-
Plumber system- The plumber system take care of all the activities related to plumbing in

any miss conduct, theft are recorded in CCTV. All the footage of that camera helps in

Fire warning device system- It is the most essential devise in all the companies it takes

Security system for observation- In order to feel safe and secure in the organization, this
system is very helpful. This system includes different mechanisms and techniques as well

2017).

Evaluating effectiveness in the areas of organization, Titanic Hotel can easily analysis
where they are doing best and where they are lagging behind. It is the responsibility or duty of
facilities manager to set the criteria to evaluate the effectiveness and quality of the facility's
operation in the hotel. It has a well managed system of employees and quality control in its
operations. Titanic Hotel has well manged system of employees and quality of control in its
operation. The reason for this Titanic properly trained workers for doing operations.

they understand there work and also bring efficiency in work. Hotel also offers rewards and
bonus to those employees which perform well in a facility. The employees of Hotel are more
loyal towards company by proving them rest time in there work. In order to enhance the facility's
operation, clients monitoring and feedback is very helpful.
O and M Proactive check and plan- This agenda helps in several procedures of checking and
concerning the task and upkeep the office or building of hotel. This plan will support path on the
setup, types of gear and machines at the hotel.
Survey and assessment of training- Training is very important for the growth and development of
employees as well as hotel but if it is not judged then it will be of no utilization (Tinnilä and
et.al, 2017). By giving training to employees they learn how to use the equipment's and machines
of hotel. Encouragement of the online and in addition disconnected process of the input from the
customers who have in any capability to use the offices and administrations of the hotel will
help.
CONCLUSION
From the above report it is concluded that operations in hotel are same as any other
operations of firm. This is the field where plans and budget covering all the fields of the hotel
needs to be formulated. Further, the report also concluded the responsibilities of the facility's
manager towards building and towards customers using the facility. Effective system of
communication is understood in this assignment as well as effective control system is also
