Executive summary of the report:
The paper analyses issues and importance of Accessing the problems of under-certified payments in
context of residential buildings. One article related to this topic and two other relevant articles are

In this article, Azman et al. (2014) explores the operational challenges associated with payment
issues due to lack of certified payments in the context of residential buildings.

This study Azman et al. (2014) adopts an interdisciplinary research approach to explore investors’
or contractors perceptions and behaviours in relation to security and reliability of payment laws and
associated issues with the under-certified payments in context of residential buildings and areas for
improvement.
[4] Scope
The study Azman et al. (2014) consists of a participant sample of 100 participants, whereby all
participants were considered to have expert knowledge about contractual payment, payment
certifications and participated in qualitative expert interviews. The participants were selected based
on their knowledge of the study area and together, had a combined knowledge of security of payment
laws and importance of certification for resolving payment related issues effectively in construction
projects.
[5] Usefulness [to a particular topic)
This study Azman et al. (2014) is of specific significance to the topic that is selected for Assignment
1, as the topic aims to explore the nature of payment regulations and importance of certified
payments applicable to the construction industry.
[6] Limitations
A key drawback of the study that is considered here Azman et al. (2014) is that the research sample
only contained 100 practitioners across. However, though the sample size was neither not too short,
but it was not that effective either which should be considered as a limitation of this study and this
limitation means that results are not effective to be generalized so that it is possible to apply it to
other broader context. However, results of this study might be considered as research
recommendations that is intended to inform current and legal practices.
[7] Conclusions
Accessing the Problems of Under-Certified Payments in Residential Buildings_1

The research identified i) parameters of complexity in payment certification and payment processing
and ii) a number of operational problems related to security of payment legislation and reliability of
payment laws and associated issues with the under-certified payments in context of residential
buildings and areas for improvement . Furthermore, through the analysis of information collected
through the questionnaires, the research identified opportunities for improvement with the aim of
improving and potentially remodeling the payment structure for effective payment structure design

This research paper is of importance to this report as it is relevant to the topic of research
‘Accessing the problems of under-certified payments in context of residential buildings’ as
completion of payments is a key area of consideration especially in the context of residential
buildings.

The aim of the research is to identify issues regarding construction and its impact on the project success.
Method:
The method considered for this paper is interview with contractors to identify what are the major issues
that affects construction and why payments is an major issues often encountered by most of the
contractors.
Limitation:
Only limited sample has been considered for this research and hence it is not possible to apply the
