2CONSTRUCTION PLANNING Task 1 Introduction This project is based on the development of rental residential buildings (including several housing / boarding units) in Newcastle, NSW. The proposed project is proposed to be completed in a period of the next two years within a feasible budget investment. In addition to the proposed plan of the boarding units, there are several other specifications that are required to be met in the project. These specifications include the placement of the rooms inside the building units, number of floors, facilities and services, parking areas and others. For executing the project, all these requirements are to be met and based on the requirements, a suitable budget and schedule plan is to be developed. In this report, with the help of the analysis of the project requirements, a suitable work breakdown structure has been developed that includes the work specifications in each phase of the project along with the proposed durations and related costs in each of the work packages. Project Scope and Objectives The main scope of the project is to clear a certain piece of property and build 27 boarding units that will be provided as rentals. The scope statement of the project is defined by the following points. Clearing of the entire land property for constructing the housing units is within the scope of the project. Constructing the foundations of the buildings is within the scope of the project. Building of the framework of the buildings is within the scope of the project.
3CONSTRUCTION PLANNING Development of the buildings as well as their utilities and services is within the scope of the project. Development of external utilities and perimeter walls is within the scope of the project. From the scope statement, the project objectives are determined as follows. To survey the entire land and take measurements To clear the land and prepare it for the construction To build foundations of the buildings To build 27 housing units including all the design specifications as provided earlier To install utilities like electrical and drainage systems in each of the units To hand over the finished project to the authority Work Breakdown Structure The work breakdown structure of the project is shown in the following table.
