Introduction
The area under consideration is often depicted as the 290-304 Pulteney Street. The development
application adjacent to the area presently under the assessment is often considered to comprise of
mixed use in line with the residential building. The level of the buildings in the area largely
estimated at 23 levels and this will include the 66 apartments approximated on makeable 18
levels. Also, the area is considered to have ground floor retail, office space estimated on the 4
levels in addition to the 8 car parking levels. There are various variations which one can have to
undertake as per this revised building height. The variations should include the apartment with
the overall deck level roof, having additional car parking basement levels as well as third lift
incorporation. The proposed development in the area largely considered as the merit based
applications. The analogy largely considered as the category 1 in line with the public
notification and this extends to the purposes integrated with the Government Architect (GA) and
statutory referrals. Notably, the proposed land-use often appraised and classified as both
consistent and acceptable as per the analogy of the land-uses envisaged. The envisaged largely
reported as per the Capital City Zone. The proposal will comprise of the maximum building
heights and this has to be sought as per the Development Plan (Ghaemi and Amidpour 2019 p.1).
