Exclusive Leasing and Managing Authority – Residential

This authority should be used when enlisting a single agent or agency to lease a property. It also has provision for a continuing authority period (section 1.5) for after the exclusive authority period ends. Note that if a tenant is introduced to the property by the agent during the exclusive authority period, and the property is subsequently leased to this tenant at the price and conditions in this Authority within 120 days of the end of the exclusive authority ending, the agent is entitled to claim commission.
