The agency manages the property on behalf of a landlord and charges them agency fee which is going to
attract the management fees over this twelve month period. The fee charged by the agent is $ 400 per
week which is including 7.7% including GST. The licensing fee paid to the agency is equivalent to one
week fees. It will pay a deposit in the sum of amount and shall be retained by the landlord in the account
and will be returned to the tenant upon completion of terms with the accrued interest after deduction of
any compensation upon breach of obligation partly or wholly if any (Dabara 2014)
The landlord authorizes that the managing agent will have a budget of $1000 and it will spend on the
repairs and maintenance without having to go back to the landlord for approval.
The landlord authorizes the managing agent to pay council rates, water rates and repairs and
maintenance invoices from the rental income
The tenant will pay a advance fees for two weeks and the rent in advance which is paid at dollar 800
Whereby it is agreed as follows:
The property owner has the full authority to discontinue this agreement upon giving a notice for one
month in advance (Wu and Fulong 2016).
If the Tenants abide by the norms that are being mentioned above and continue to peacefully reside, in
that case he will not wave off this agreement (McKee and Connie 2016)
He will not intervene as long as the tenants continue obey the norms
The property owner has agreed to continue with the agreement that was previously made without making any
changes to it.
