1. Overview
The project mainly reflects on the practices of PRINCE2 that are helpful in selecting the
best suburb for constructing a home. It is found that as engaged with a new job in Perth it is
necessary to have a home in Perth and as per the Keystart initiative by the Western Australian
government both the partner who moved to Perth for job, applied to this initiative by submitting
an application. For this, they selected a location of land size 40,000 square feet in Highgate
suburb that is mainly located two kilometres away from north east of Perth. In addition to this,
proper research is mainly done and after research it is found that “Commodore Homes “is
selected as home builder whom the construction work will be assigned. Moreover, the entire
layout as well as design is created on the cost for building the house with the different builder
who were selected. The paper also helps in explaining factors that are generally helpful in
designing the layout and proper discussion is done on the lean best practices for achieving the
lean project management.
2. Selection and explanation of project management processes
It is found that PRINCE2 project management processes are mainly used that helps in
dividing the construction of home into a number of manageable as well as controllable stages. It
is considered as one of the process-based method that helps in engaging within the project
successfully. The PRINCE2 project management processes helps in organizing the entire project
into a number of logical steps and it helps in providing proper control on the project plan by
reviewing the work of the project regularly (Zawadzki, 2018). Moreover, it also implicates the
entire competencies as per the role which is generally played within the project. The processes of

PRINCE2 is very much adaptable and it can be easily tailored for all the types of industry and
marketplace that is represented.
2.1 Selection of suburb and land size
As the agencies that undertake different types of procurement contracts generally needs
PM certification in PRINCE2 as they are the ones who can be able to manage the construction
project effectively (Hughes et al., 2017). The PRINCE2 processes of project management helps
in taking the appropriate land size that will be suitable for the construction of the dream home. It
is found that by applying the PRINCE2, it is analyzed that 40,000 square feet will be appropriate
for construction of the home. The land and the suburb are selected is appropriate as all the
construction work including 3 rooms, 1 dinning room, 2 washrooms and 1 kitchen will be done
successfully. All the decorations as well as designs within the home can be done and additionally
1000 square feet space is present outside the home for gardening and for decoration with
different kinds of plants and flowers.
2.2 Selection of best builder
The entire building will be constructed within the provided land. On the other hand, it is
stated by Jamali and Oveisi (2016) that PRINCE2 provides proper support to the project by
undertaking a lot of administrative work by keeping everyone informed and by arranging
different types of meetings and by keeping files. By using the PRINCE2 process of project
management, the constructor who will be suitable for the construction work is identified and it
found that Commodore Homes builder will be suitable as per the present research as well as
analysis that is undertaken. This builder is mainly selected in spite of other builders because they
are the organization who produces very high quality of homes within an affordable price
(Tomanek & Juricek, 2015). They will include different types of innovative designs by meeting

the needs within a very much lower amount as per expectation. Thus, it is identified that
Commodore Homes builder helps in constructing home by using innovative designs.
2.3 Selection of stakeholders
The prince2 process assits in properly directing the level for the entire board of the
project such that they can be able to manage different level by using proper process of project
management for properly delivering different level which is considered as one of the specialist
team that work under the manage (Jamali & Oveisi, 2016). The PRINCE2 helps in analyzing the
stakeholders who will be able to engage within the entire project quite appropriate. By utilizing
this methodology, the stakeholders who are identified to be involved with the construction of the
dream house are:

 Builder
 KeyStart
 Government
The stakeholders who are assigned for completing the construction work is generally

3. Factors which will influence the design and layout
3.1 Factors which will influence the design of the dream house
There are a number of factors which will be considered important for selecting the proper
layout and design for the construction of the dream house. These factors will be helpful in

affecting the construction of the house in many ways and this will helpful in ensuring that the
design of the project is quite appropriate.
Trends: It is very much necessary to consider different types of latest trends during the
selection of layout and design of the house that is needed to be constructed. Consulting architect
is one of the important steps for providing suggestions for giving proper design for effective
construction of the house (Hornstein, 2015). They generally need to get proper chance in order
to build the latest design by having proper samples for selection
Sustainability: It is a significant factor which needs to be properly considered while
selecting the design of the house. The environmental as well as social sustainability of
construction will generally affect the design of the entire house that is needed to be constructed
and this generally means that one needs to construct the entire house in such a way that it will
properly be helpful for suiting the environment.
Budget: The budget of the client should properly influence the entire design procedure as
this will greatly affect the materials that are used such that the entire land can be built on. It is
necessary to select the layout and design of the building as per the budget so that the construction
work can be executed within budget (Badewi, 2016).
Topography: The design of the project must be properly influenced by the topography of
the land and it generally helps in affecting the building. Therefore, before selecting the design
and layout of the dream house, it is important to select the right topography by undertaking
proper inspection (Svejvig & Andersen, 2015). Soil quality is quite beneficial for influencing the
entire design procedure as the strength of the soil is necessary to keeping the foundation of the
building properly.

Availability of space: Availability of space is considered as one of the decisive factors
that helps in adopting the mode of entire layout. If there is scarcity of space then proper layout as
well as design for the project cannot be selected. It is found that 40,000 square feet land size is
allocated and thus there is enough space for constructing a home and therefore the entire design
and layout for the dream house is prepared properly.
3.2 Project management processes that is required for determining design
It is found that PRINCE2 is utilized for determining the design and layout of the dream
house. This is selected as an important method that is mainly used for managing project in
different industries (Zawadzki, 2018). PRINCE2 is selected so that clear understanding about
the project design and layout can be achieved so that on the basis of such understanding proper
work of construction can be done. It generally helps in preventing delay and further assists in
saving great deal of time that is mainly wasted on the human error. It is stated by Hughes et al.
(2017) that as PRINCE2 process is mainly dependent on various types of expertise as well as
practical knowledge therefore it can be utilized for selecting the most appropriate layout and
design of the project. By using the methodology of project management, the managers help in
providing clear direction from the management by stages for controlling effectively (Tomanek &
Juricek, 2015). It is found that presence of strong governance due to this project management
processes not only helps in maximizing effectiveness but it also helps in improving the efficiency
of communication quite effectively.
The design and layout of the building must be prepared based on the PRINCE2
framework as with the help of this framework, PRINCE2 is mainly recognized as well as
understood such that it assists in properly understanding the various requirements of the project
and creates the design in such a way that the project objectives can be achieved quite

successfully (Jamali & Oveisi, 2016). The design plans are designed properly in such a way that
is helps in meeting the various needs about the various level within the entire management team
which further helps in improving communication in the project. The designs plan as well as
layout are prepared in such a way that it is economical and does not creates any types of financial
issues within the organization. In addition to this, the design and layout that is prepared for the
project helps in verifying as well as ascertaining different types of project in the correct flow and
make different types of changes that are mainly escalated by the manager (Mousaei & Javdani,
2018). The design is made in such a way that it must be innovative as well as economical.
4. Ways in implementing lean best practices for achieving the lean project
There are a number of ways that would be helpful in implementing the lean best practices
for achieving lean project. As the lean practices are dependent on five different principles of lean
therefore one need to prepare the entire team, department as well as even the entire organization
for change (Sunder, 2016). The ways that are used for implementing lean practices while
constructing the home dream are listed below:
Setting clear goals: It is necessary to know the end goal of the undertaken project in
order to effectively communicate the project goals with different team members in order to
implement the lean practices within the project (Cooper, 2017). After the goal, it is necessary to
share a path in order to achieve the project for motivating the people for taking the journey by
successfully removing the different types of obstacles that appear on the way for processing
perfection.
Establishing lean mindset: After understanding the goals of the project, it is necessary
to integrate the lean mindset of the project with the project team effectively. By properly

establishing the lean mindset, it is quite necessary to eliminate the waste by cultivating an
environment of proper leadership for making continuous improvement in the project (Ansah,
Sorooshia & Mustafa, 2016). After the workers or the team members understands the factors
then will be able to embrace the changes effectively.
Introduction of lean management principles: After the team is prepared for the
change, it is necessary to specify different types of actions so that it must be applied within the
project. One must have the responsibility of enlightening the team for properly understanding
each of the principle that is important for embracing the lean culture properly. In order to utilize
the lean project management principles, it is necessary to follow the steps which are elaborated
below:
 Identification of value: It is necessary to determine the value of the team work and it is
done by distinguishing the various value adding activities from waste activities. In order
to effectively understand the entire value, it is necessary to always consider the end
product effectively (Brioso, 2015).
 Mapping value stream: After the identification of the value that is mainly produced by
the project team within the project, it is necessary to visualize the path to its customer.
Within lean management, this is mainly done with the help of Kanban boards which is
one of the tools that helps in mapping every step for properly visualizing the value stream
within the project team (Wu et al., 2019).
 Creating value: Within the lean management, flow is considered as one of the important
concepts. It is necessary to get smooth delivery from the project for properly receiving an
order while successfully delivering it to the customers quite successfully. It is considered

as one of the major impediments for creating proper flow of the bottlenecks within the
entire process (Tauriainen et al., 2016).
 Establishing pull: After properly creating the entire flow of the work, it is necessary to
properly establish the entire pull system. This idea is considered to be very much simple.
It is quite necessary to have proper goal for producing proper value within the team that
is mainly required by the customers for avoiding the issue of overproduction.
 Seeking constant improvement: The principle of lean is considered as one of the
integral parts of the lean management and the main goal should be to improve the process
of the team by properly focussing on the various enhancing activities (Brioso, 2015).
Continuous improvement within the project will generally be achieved with the help of
the methods including Plan-Do -Check-Act that is one of the mindsets that helps in
properly inspiring the entire team of the project.
When lean management is linked with the various approaches of project management
then it will be helpful in making the procedure of project management quite faster. The first
important step is to properly focus on the customers for proper figuring out the demand of the
customers. It is found that the second focus must be on the value (De Carvalho et al., 2015). In
addition to this, agile is considered as an intersection between the project management and lean
and therefore the agile helps in allowing the project into a number of activities and sub-activities
for some reasonable chunks. Moreover, the lean project management helps in providing much
more visibility to the project and generally assists in playing an important partnership for the
undertaken projects.
