Part A: Project Tender Plan
Introduction
The implication of project management concepts and tools are very helpful for carrying
out the deployment of the improved functional operations for construction project (Sligo et al.,
2017). The analysis would provide scope for the deployment of the supportive and improved
project scheduling, budgeting, and managing. The following assignment includes a construction
project for the building a residential complex in Queensland, Australia. The completion of the
project would result in forming the residential complex suitable for people’s living with all
required facility.
The following assignment is a project management report made with the concept of the
development of the final project deliverable for the construction of the building. The residential
complex development is a crucial factor that would form the impact on the project. The
following assignment comprises of project tender documentation that would provide a detailed
explanation of the project scope statement.
The residential complex construction project is aligned with the implication of the
construction project management operations. The implication of the construction activities would
help in easing the project operations development. The tender documentation is followed by a
project schedule and cost report that would provide a detail overview of the project scheduling
and the cost estimation (Rodger et al., 2015). The project scheduling is developed by listing the
activities that would be carried on within the project.
1. Scope Planning of the Case
1.1 Project Scope Statement
The project of Construction of Residential Complex in Queensland, Australia is
developed for implementing the construction activities supporting the development of the
residential complex at the site. According to Nilsson (2016), the project involves a number of
activities like development of project tender form, applying for permits of construction, forming
an outline of building design, feasibility analysis of the complete design, site clearing and
grubbing, installing temporary power and groundwork utilities, excavation of foundations,
development of basement walls, adding concrete and cementing the basement structure, and
backfilling the foundation.

joists and decking, installation of 2nd floor joists and decking, installation of 3rd floor joists and

brick works, windows and doors are added, plumbing line is installed, main electric lining is
done, and phone wires are installed are also a part of the project scope.
In scope Minor works: The other works like insulation of the walls and ceiling, installing
drywalls, paintings and wallpaper works from internal, texture is also added to required walls,
cabinet works in kitchen, bedroom, hall, bathroom, and balcony, and carpets and tiles are laid,
main gate is made, painting of the building from outside, fencing the building, laying of grass
surrounding the building, making passage way for vehicles, installing mailboxes, security
cameras are installed, and fire extinguishers are installed, bathroom equipments are added,
kitchen appliances are added, beds, chairs, dining table, sofa, and side tables are added, and fans,
lights, air conditioners, and room heaters are added, inspection of infrastructure, electrical line
inspection, plumbing line inspection, appliances installed are inspected, and final walk-through
inspection all are in scope items of the project.
Out of Scope works: Since it is a construction project, the construction of the building
would require the inclusion of raw materials like construction raw materials (sand, clay, cement,
brick, iron, steel), doors and windows, plumbing equipments and pipes, electric wires and
equipments, carpentry equipments, tiles and carpet, main gate, fences, gardening tools,
mailboxes, cameras, fire extinguishers, bathroom equipments, kitchen appliances, furniture and
fixtures, fans and lights, air conditioners, and room heaters. These materials need to be delivered
to the site and the transportation of all these materials is out of scope of the project. The
communication management plan, risk plan, and change management plan are also not included
for this project.
1.2 Project Boundaries
The project boundaries are the limitations of the project and it helps in developing the
project scope (Peltier, 2013). The project is construction project and the final scope of the project
would involve the construction activities like site clearing and grubbing, installing temporary

1.5 Technical Requirements
