Rationale of the researchThe human population and the rate of economic growth of India are ever on the increase with thecountry being among the top three most populated countries in the world. Such developments have led to a rise in the demand for buildings and built structures across the country to accommodate the expansive population[CITATION Zah171 \p 155 \l 1033 ]. More buildings are continuously needed and erected in India both in the private and in public sectors as residential and commercial enterprises respectively. The developments have seen the real estate sector of the country invest heavily in construction materials. Unfortunately, the construction processes and the construction materials being used to meet the inflated demand for buildings in the country has not been taking into consideration the environmental concerns and safety measures. The buildings are being built in isolation of the environment with the environment expected to find a space and be harmony with the building and not the buildings to be in harmony with the environment. As such environmental pollution and consumption of gallons of energy have been experienced over the time[CITATION Cha093 \p

This has in effect culminated not only into increased costs of construction but also into increased maintenance costs of the already erected buildings. Companies and individuals have to undergo extra costs to maintain their buildings in such services lighting. Increased energy consumption leads to extra expenditure as well as puts a lot of pressure on the environment by increasing the levels of carbon dioxide, which increases global warming. The comfort of the occupants of the buildings built this way is always well greatly affected leading tothe demand for mechanical equipment to achieve such comfort.Adoption of the green building would serve as a sigh of relief to the disadvantages mentioned above. Green building refers to creating structures and buildings as well as using processes, which are responsible to the environment and enhance the efficiency of resources throughout the life cycle of a building or structure. Green building ensures environmental friendly activities are performed throughout the life cycle of the building including the construction, maintenance, operation, renovation and deconstruction phases. Through green building, a building is contextualized in an environment, borrowing the construction materials heavily from the environment as well as relying on the environment for maintenance activities[CITATION Kar16 \p 259 \l 1033 ]. Buildings that adopt green building technology and strategies in their lifecycles are more energy efficient as they rely on natural energy during most of the times of their operation. Such buildings are as well more comfortable and luxurious. Their orientation and placement of openings are such that passive cooling and the free flow of air currents that bring about ventilation are maximized.Despite these disadvantages that come about because of failing to observe and incorporate green building during construction, it is regrettable that the incorporation of green building into both

This can be linked to lack of information on the factors that affect green building and strategies that can be used in the mitigation of the situation. This fundamental information is not at the disposal of the local and industrial development bodies of the real estate. The rational of this research would likethis focus on the factors affecting green building and the strategies that development agencies can adopt to achieve environmentally sustainable structures[CITATION Kur09 \p 466 \l 1033 ]. ObjectivesThe main objective of this research is to invoke green buildings without disrupting the profit earned by the real estate firm. Other objectives include:Explore the general factors affecting the development of green building in the contemporary India environmentIdentify the factors affecting green building development in the development of commercial enterprisesFind out the opinions, views and expectations of experts regarding green buildingShare the recommendations on the mitigations of achieving green building with stakeholders in real estateSection 2: Research plan for one year of research IntroductionWith the aim of the research being on to establish how effective prefabrication technology is in the construction of the modern day construction industry, the research plan would be geared towards achieving the objective of gaining an in-depth understanding and knowledge of
