This is to inform you that we are very fortunate that you gave our company the
opportunity to serve you by arranging a sale for your 4 bedroom house located at 4
Murphy Street, Balwyn. Vic, 3103. Please note it will take 90 to arrange a sale of
the property with 30 days continuing authority to sell the same. Please note, that
the expected selling price will run between $50000 to $55000. However, we will
definitely try to meet your expectations by cracking a deal of $60000 for the same.
Further note, the commission for the sale as agreed by you will be 2.2% of the
gross selling price including GST. An additional $1500 and $500 will be required
for the advertisement and repairing costs for the same property.

CONTRACT OF SALE OF REAL ESTATE — PARTICULARS OF SALE
Part 1 of the standard form of contract prescribed by the
Estate Agents (Contracts) Regulations 2008
Property Address: 4 Murphy Street, Balwyn. Vic, 3103
Brian Brown and Jessica Brown (the vendors) agree to sell and John Robertson and
his selected nominee (the purchaser) residing at 56 Eucalypt Street, Croydon, 3123,
agrees to buy the property, which is a 4 room bedroom house. The purchaser agrees
to pay to the vendors $68000 for the house and the sale is going to take place
according to the terms of the contract decided between the parties. The terms of this
contract are contained in the—
Particulars of sale: The property description is Lot 24 on plan of subdivison
65977, Volume 99876 Folio 671. The sale is going to commence from 24th
of February, 2020 and the purchaser will pay 10% of the total amount,
which is $6800, on the date of commencement of the sale to the vendor.
Special conditions: The purchase is getting the possession of the bookshelf
and water purifier placed in the kitchen of the house along with the entire
property. The vendor will remove the above-ground swimming pool before
settlement
General conditions: The settlement regarding the sale will take place within
90 days after making this contract. The purchaser will make payment within
an interval of 14 days after the sanction of a loan amount of $50000 from
the National Bank.

and in that order of priority.
The Vendor's Statement required by section 32(1) of the Sale of Land Act
