Task 1: planning of onsite medium rise buildings
Part 1: planning for a medium rise building project
The planning of the site includes the removal or the wrecking, clearance of grounds and disposal
of material from the destruction of buildings. The planning of the site also includes burning,
blasting, waste disposal, levelling, soil displacement, excavation, ground draining and other land
arrangements. Tunneling, overload reduction and other production and planning of mines and
mining fields, with the exception of oil and gas sites, are also included.
Required building approvals
building authorizations are legally required and intended to protect the home owners and the
general public. Unless an exception occurs under the Regulations, the Building Act 1993 and the
Building Regulations 2018 (the Regulations) specify that all building operations require a
building permit.
When you consider construction work on your homes and determine whether you need a
building permission or a design permit, it is a smart idea to ask the local council for advice. A
building surveyor can also be asked for guidance.
Planning permissions grant permission in a particular way to build or use land. For a new house,
extension, refurbishment or additional residence you may need a planning permit.A building
permission shall be issued by the Local Council. If a planning permission is required, it has to be
received from your local council before a construction license is obtained.
If you want a design permit for your project, you may have to engage a city planner. The
proposed design, schedule report, shadow diagrams and other relevant documents may need to
contain requirements for a zoning permit applied to the council. For more information, contact
your local council.
Construction authorizations are records attesting to comply with the applicable building
regulations for a proposed building. The written consent of a residential or public construction
surveyor is a building permit. This allows construction work to be carried out in compliance with
the approved plans, standards and other relevant documentation.
With a building permit you are secured by ensuring: building workers who work on your project
are licensed, and the requisite insurance appropriate documents are approved so that the
development can be adequately done, and key work phases are separately checked according to
the building regulations.
The following permits will be required for the commencement of the construction

Part 2: Scheduling for a medium-rise building project
Scenario 1
Impact to the schedule
There is a possible delay in the finishes to the project if the materials being imported are to be
relied on. This could also affect other predecessor activities that rely on the wet areas.
Solution
The materials should have been sourced locally, or imported from nearest destinations. Australia
has local companies that manufacture quality wet fit outs. The company should consider another
local supplier, this will reduce logistics structure, and speed up the planning and construction
process.
Implications for the proposed solution
Switching suppliers have potential advantages such as lower purchase prices and new product
development incentives (Wagner and Friedl, 2007).
Scenario 2
Impact to the schedule
There is a possible delay if the current status of the project is at plastering stage.

Solution
To avoid costs implications and penalties associated to delay, the company should hire a
plastering team on contract basis, at normal rates
Implications for the proposed solution
Hiring a different plastering team would result to new workforce which could might result in
additional costs.
Scenario 3
Impact to the schedule
The project would not be completed in the projected date since damaged construction works
must be reworked on. The company should also consider working with mereological department
for any weather disasters expected.
Solution
The company should consider working with the insurance company to rebuilding the damaged
works. Contingency funds will be used to finance the damages
Implications for the proposed solution
The proposed solution would incur additional costs and delay to the project. There are no
penalties to damages incurred as a result of natural unexpected disasters.

general construction risks where necessary . We will also identify risks at ordering stage

procedures, equipmentmaterials .
Anyall hazards that are identified throughout theconstruction project must be
reported immediately ¿ head contractor .
We will ensure all workers on site are aware of our risk management procedures
