INTRODUCTION
This presentation is regarding Millennium Mills redevelopment. Millennium Mills is
situated in Silvertown At south side of Royal Victoria Dock, Millennium Mills located
between Thames Barrier at New Ham, London, England and Excel London Exhibition
centre that is alongside to the Britannia village. It is a 20th century building which was a
flour mill and now it is proposed to redevelop to make right utilisation of the land. As
per the proposal this building can be developed as a commercial building, residential
building or leisure and cultural building. In this presentation all these three categories of
buildings will be compared on different aspects to select one of them for the
redevelopment of Millennium Mills.
As per the proposal it is required to redevelop building to utilise in future and consider
various factors in building construction to prevent it from different natural and men
made disasters.

COMMERCIAL BUILDING
Commercial building is known as a building that is used for various type of business
activities. This also can be called as building that provide the housing to different
business organization. This type of buildings are mainly designed as office building,
ware house and retail building. Multiple businesses also can be conducted in one
building. Shopping malls are one of the main example of commercial building. This type
of building can create jobs opportunities and also can help to provide business facilities
to different organization in same building.

RESIDENTIAL BUILDING
Residential building can be explained as a building that is used to provide most of its
area for the dwelling purpose. This is also can be defined as a building that is for
function is for habitation of people. If a building is providing more than half of its area
for residential purpose. These as multi story building that provides accommodation to
people. For example single family home, condominium, town house, Co-op and multi
family house can be considered as residential building.

LEISURE OR CULTURAL
BUILDING
A building can be considered as cultural or leisure building if It is providing housing for
cultural festivals and leisure activities. These buildings are mainly used for different
cultural festivals and sports activities. These buildings are capable of providing housing
to the leisure and cultural activities. These buildings are capable of providing
accommodation to thousands of people at a single time. Leisure building mainly
includes swimming pools, sports arena and range of building from small to large size.

DIFFERENCES BETWEEN
BUILDINGS
There are different aspects can be considered to compare buildings. These aspects are
consists of functionality, equipments that are used in buildings, construction speed,
ergonomic consideration and material used for construction.

Functionality
A building can be used for different purposes and the functionality of Commercial,
Residential and leisure & cultural building are not same.
Commercial Building- The commercial buildings are used by different business
organization. These buildings are used for the commercial purposes which includes the
office buildings, warehouse which are used by the business organization as inventory.
Residential Building- the functionality of the residential building can be explained as
primary shelter from weather, security, living space, privacy and to store belongings.
These buildings are designed to provide comfortable accommodation to the people whoa
re living in this buildings.
leisure & cultural building- The Leisure building are designed to provide
accommodation to various cultural and leisure activities. The main functionality of these
building to provide a large size of space that can be used by people or communities to
implement different sports and cultural events.

Equipments
Commercial Building- There are different equipment are used in a commercial
building that are used to provide better facilities to the different business organization
that are located with in the building. The equipments like small electrical and electronics
equipments are used in these buildings.
Residential Building- In the residential buildings most equipments that are used
are mainly home appliances. Most of the equipments are from electronics category. The
range of equipments that are used in residential building are form small to medium
range. Most of equipments used in residential building are generators, motors and lifts &
elevators.
leisure & cultural building- The equipments that are used in the leisure and cultural
building are from small to large size. Because the building is designed for sports and
leisure events, it requires different large size equipments to main various functions
efficiently. The equipments like sports equipments, large motors, pumps and escalators.

Construction Speed
The speed of construction speed of these building are not same. Due to different design
and process the speed of construction is different.
Commercial Building- the Speed of construction is too high because of the multi
tasking process is usually used adopted.
Residential Building- The construction speed of residential building is much slower
because of mono process of construction and less number of resources are available in
this type of project.
leisure & cultural building- The speed of construction for leisure and cultural building is
much faster then residential building and slower then commercial building. Due to
complex design and use of steel in these building make it a difficult process.

Feasibility of Building
There are different things are need to be considered to study the feasibility of the
building on the particular land. Factor that are need to be considered for the
feasibility study are- environmental condition, land condition, distance form locality,
traffic condition and surrounding environment. For the future perspective building
should be strong, and flexible enough to stand still in condition of the natural disaster
and other issues. As per the location of the Millennium Mills it is close to the water
body so the soil of the location ins much moist and this condition is not good for
construction of high and heavy building. So the building should be vast spanned and
have less number of heavy equipments.
To avoid collapse of building and avoid major damage to the building it should have
better structure and design. This is how the structure and people in it can be
prevented from damage.

Commercial building
A Commercial centre is consist of large open place and it require less construction
material and it also could be developed through steel structure with concrete. So the
Commercial building will be much better option to redevelop Millennium Mills. The
cost of the building also will be low for redevelopment process.
Residential Building
The moist soil is not enough strong to hold heavy building structure. For the safety
concerns and weather conditions residential building is not possible for
redevelopment process.
Cultural and Leisure Building
As per the requirement large this building require more land to host better events so the
physical size of the structure is larger then available space.
