2. SECTION 4.15 EVALUATION
SITE & SURROUNDS
The site is an almost rectangular block with dimensions of 40.9 m and 30.925 m along the northern
and southern boundaries and 10.325m and 17.07 m along the western and eastern boundaries. The
site has a natural ground level fall from the front to the rear. The site is generally surrounded by
single storey dwellings. Main access road is located north of the subject site as shown in Figure 1.

Existing development on the site includes a single storey brick and tiled roof dwelling with an
existing garage and pool at the side of the site.

brick and tiled roof dwelling. South of the subject site is made of a single storey rendered dwelling
with a tiled roof and is located to the North of the subject site and contains a single storey brick
