EXECUTIVE SUMMARY
The present study is based on feasibility analysis of Intelligence car park in Port Louis,
Capital city of Mauritius. The technological advancement car parking system is being designed
for developing a user friendly, intelligent and automated car parking system that effectively
reduce manpower, fuel consumption of vehicles, land area of parking and reduce the carbon
emission. Port Louis is the biggest city and capital of Mauritius and it has been centre of
business. As the city, is the biggest city in Mauritius, population is also high and they face many
problems regarding car parking and this has given rise to car traffics in Port Louis. The limited
space caused many vehicles to be wrongly parked nearly everywhere in the city that has created
a phenomenon of illegal parking. The Intelligence Car Park In Port Louis will be set in on 20
acres of land and will compromise 5 levels with 2500 automated parking slots. The
Entrepreneurship study is based on a comprehensive study of micro and macro environment by
using PESTLE and SWOT analysis.

An overview of the automated car parking business
Over the decades with the development of Mauritius, the entrepreneurs are reach in a
situation where the manual car parking system in commercial spaces need to be replaced
(Automated Parking System Market, 2019). The intelligent parking business is associated with a
building management field and system, e.g. high-tech architecture and automation. The
Automated Parking System also called as APS that was developed in order to reduce the area
designated for parking cars. So the approach taken in the APS is to park vehicles in multi-level
vertical stacks. There are various types of Automated car parking system such as; AGV system,
RCG system, Puzzle system, Shuttle system, Tower system, Silo system and Crane system
(Dargaye, Gobin-Rahimbux and Sahib-Kaudeer, 2019).
External Environmental Analysis
External environmental analysis refers to a strategic tool that tends to identify all the
macro environmental factor that can affect the performance of business. It is essential for
entrepreneurs to have an understanding of the external environmental factor that can have
negative or positive effect on the business and on the strategic decision of the project and to
ensure the success of project of intelligence car park (Schaltegger and Wagner, 2017).
Political factors
Political factor have appears as a supportive character for the car park project. The
government of Port Louis, the capital city of Mauritius is highly welcome the unique project in
the city and encourage the emergence of artificial intelligence in Mauritius. The political factor

for the business to implement the project effectively and serve the services to the consumers.

population. There is massive public investment in transport and road infrastructure (Mauritius
Inflation Rate, 2019). The economy of the country is expected to reach $20.2 billion by 2020 and
Port Louis is the fastest growing city compare to any other city of the country. The project have

in the country that is an opportunity for growth and success of the project.

Social factors
The population of Mauritius having a quality life and their living standard and lifestyle is
rising. According to a research there were 319440 vehicles registered in Mauritius in 2006 and it
increases in 2017 to 531797 registered vehicles. Thus, the economy of the city is favourable for
the project (Mauritius Number of Registered Vehicles, 2019). Highly investment in transport by
consumers creates opportunity for entrepreneurs of the project to serve the market of Port Louis.
Also, population are facing a lot of traffic due to illegal parking that can be reduced by the
project.
Technological factors
The project is based on the technology, thus, this factor appears as opportunity and
growth for the business. Port Louis is one of the most technological advancement city of
Mauritius. The technology in the project should be of fast speed that deliver or serve the services
effectively to the consumers. Government of Mauritius has invested significant funds into
various projects that foster higher level of tourism in the country that is an opportunity of the
success of the project (Heimberger and et. al., 2017).
Environmental factors
The project is environmental friendly as the building of technological car parking have
solar panels and rain water harvesting to be stored and will use in car wash. Thus, the

The Port Louis Intelligence Car Park project is estimated to tune of MUR 2750M. From
the total amount 75% will be financed by corporate loans to tune 2060M from the Mauritius
Commercial Bank in against of an asset of front land of the beach of 20 acres that is owned by
two investors at a current market evaluation of MUR 1000M. Along with it, a fix charge will put
by MCB on the Port Louis Intelligence car park building that will have an estimate value of
MUR 1750M that include value of the land after completion the building. The investors will
invest MUR 690M as equity participation by the Bhoyroo family that is already an accomplished
entrepreneur in the real estate and education business. The viability of the project regarding
finance is rests on high asset backing and high-end automation technology.
According the financial projection and derivation, it is assuming that the rate of parking
ca be raise by 50% in one year and by 75% in two years and 100% from the third year of
operation of business. It is estimated that company will recover its investment cost by year 6. It
is also estimated that the profit optimisation revenue to be MUR 540M per year and the
occupancy rate is assuming by 100% with all 2500 car parks booked on monthly basis.
