Managing Project
The process of the management of project will be involving all the phases of
planning, proper execution and a perfect control process for a particular organization in order
to both manage and organize the project in an efficient way (Crawford, 2014). A full new job
has been taken up by the partners in Perth, Western Australia and the project of building a
full new home has been properly initiated by them for the specific suburb of Perth in the
Western Australia. It has been observed that Keystart is basically a particular organization
which will be helping a lot in providing loan to all the people who will be showing great
interest towards building their own resident. Both the partners have applied for the loam to
that of Keystart and they have been provided with the approval of the loan for the
construction of the project (Hornstein, 2015). It has been determined by them that about AUD
500k will be needed for all the builders and AUD$2000 for the PWC where it has been
known that AUD$2000 has been actually estimated to be the fees of the contract of land.
Approximately AUD 300 has been approved by Keystart for the development of the design of
the building by utilising the contractor of the land and utilising expert builders. It has been
observed that Keystart is really very much useful for both of them in building their dream
house in the suburb of Perth by utilising the management of project which will be helping a
lot in the development of the plan of building home. PMBOK project management will be
benefitting all the project’s stakeholders for opting suburb as well as the size of the land
(Brioso, 2015). Woodbridge has been selected as the suburb for building the dream house for
both the partners.
Choosing the suburb:
The PMBOK project management will be greatly effective for perfectly elaborating
the main reason to select Woodbridge as the suburb (Grau, 2013). Initiation, proper planning,
execution, monitoring controlling and lastly closing will be identifying the suburb for
building the house for the partners. This project management will be helping a lot in
determining all the various advantages like the price of the land, services of transportation,
presence of hospiatls, availability of educational facilities, land size and presence of markets.
Transportation: The chosen suburb has been observed to be just 25 minutes commute
utilising the public transport. There are several ways of getting from Perth to Woodbridge via
train, bus as well as taxi. Taking a train from the platform 2 of Perth Stn to that of platform 8

of Woodbridge Stn which takes about a time period of 23minutes. The cheapest way of
getting from Perth to Woodbridge is basically to directly drive which may be taking about
just 16minutes. The distance in between Woodbridge and Perth is about 14km. There are
some highways like Reid Highway and Tonkin Highway which helps a lot in making the
transportation very much easier from the Woodbridge. These highways even help a lot in
reaching all the nearest schools as well as hospitals in an efficient way.
Educational facilities: There are a number of various schools as well as colleges which are
available within the suburb of Woodbridge within a very much shorter distance. Schools in
Woodbridge will be involving the Governor Stirling Senior High School, Woodbridge
Primary school and Guildford Grammar school. There are also the presence of various
colleges involving the La Sale College and Moorditj Noongar Community College. This will
be making the place much more suitable as well as effective for both of the partners in
building the house of dream.
Markets: The distance of the market from Woodbridge to Perth matters a lot. Within a short
distance of about 2-3kms there are a number of markets which have been available which
will be definitely helping the partners. The distance of the market is considered to be very
much effective (Matos & Lopes, 2013). There is the presence of Woodbridge Farmers
Market, Woodbridge market and also the New Street Market. Due to the suitable distance of
the suburb from Perth, this particular location will be perfect for building up the new home.
Price of the land: The cost of the land beside that of the 7 Dennart Street in Woodbridge is
about AU$300000 to AU$355000 for 2000sq ft for the house. This price of the land can be
considered to be greatly effective which may be hugely influencing both the partners.
Presence of Hospitals: Hospital is considered to be an important identification before the
establishment of any kind of building in the selected suburb. It has been observed that there
are a number of hospitals which have been present within a short distance from Woodbridge
suburb. All the various hospitals will be involving The Sentara Northern Virgina Medical
Center, Potomac hospital, Fairoaks Hospital Fairfax and so on. The facility of the hospital
will be definitely making the chosen location to be the appropriate one for the building the
home for the desiring partners.

Choosing the size of the land
Price of the land: The expense of the particular land beside that of the 7 Dennart Street in
Woodbridge is seen to be about AU$300000 to AU$355000 for 2000sq ft for the house. This
particular cost of the specifically chosen land can be thought to be hugely effective which
may be definitely influencing both the partners.
Size of the land: The determination of the size of land is considered to be very much
essential procedure in the PMBOK plan of managing project (Heagney, 2016). It has been
decided by the partners to properly develop a building of about size 3BHK which must
definitely be involving 3 bedrooms, 2 kitchens and attached bathrooms with the bedrooms.
The process of the land size will be mainly based upon the cost of per square feet of the
specific land. The cost of the land in Woodbridge has been observed to be quite low about
AU$300000 to AU$355000 for every 2000sq feet. Hence, it can be said that by taking the
loan it will be very much advantageous for those partners in the selection of this specific
location for building their house.
Choosing the best builder
The PMBOK’s management of human resource will be helping a lot in opting for the
best builder (Drob & Zichil, 2013). JPM Building and Design has been finally opted for the
proper construction of the house for the partners. JPM Building and Design has been one of
the well rated and popular builders in Perth who possess with the capability of both designing
as well as developing the specific structure of the house in the location of Woodbridge. It is
even a builder which is greatly repeated in the Woodbridge who is capable of building all the
various residents or rather buildings within the suburb in an efficient manner (Kerzner, 2017).
It has been observed to be greatly offering a great scheme of the package of land. This builder
will be definitely offering a great guarantee for about a period of 10 years and will even be
offering free of cost maintenance for about 1 year and the full package of construction will be
involving the designing of home, structure, package of colour as well as gardening.
Identifying all the various project stakeholders
The PMBOK’s stakeholder management of the project will be helping a lot in the
identification of all the various required stakeholders for the project (Leach, 2014). All the
various stakeholders involved here are all the partners, society, all the builders and the
Keystart. Partners are actually the main stakeholders here in this case who will be actually

directly instructing for building the dream house in the specific suburb of Woodbridge
(Kerzner, 2017).. The partners will be having a great role to play which will be nothing but
taking the main initiative of constructing the dream house. Other main stakeholders for this
specific project are the builders who will be actually constructing the building in an efficient
manner and will also be fulfilling all the various requirements of the partners (Mir &
Pinnington, 2014). Builders will be involving all the engineers, company of construction,
workers as well as members of team. Builders will be capable of both creating as well as
designing the specific structure of the house and will even be decorating the entire house. The
state government of Australia is considered to be some other stakeholder which will be
capable of offering all the important approvals which will be legal to the management of
project. Lastly, the Keystar will be providing support financially to the partners for building
the house within Woodbridge.
Factors influencing the design and the layout of the dream house
Topography: This is really a very much essential point that must always be kept in mind. If
the home will be situated by the side of the road then it will be requiring some kinds of tactics
for protecting from either sound or rather pollution (Marchewka, 2016). On the other hand, if
the house will be in the countryside then one can be easily dream of a kind of bungalow
which may be sprawling (Pereira et al., 2013). All the size and the topography are to be
looked upon. If the area will be actually overlooking any kind of natural beauty like that of
lakes as well as hills then anyone can be planning for facing the living room particularly
facing in that specific direction. It is to be remembered that if the land will be sloped then the
architecture must be greatly separate to that of a house upon the land which will be flat
(Meredith et al., 2017).
Planning for the future: It may be thought that if the home is an investment for onetime or
not (Grau, 2013). It may be happening that children as well as the grandchildren may be
living in the nearer future and thus it will be important to keep enough number of rooms for
all of them. It is very much essential for keeping up enough space for various activities of
leisure as well and therefore it is very much essential for keep an extra space.
Lanterns upon the roof: It must be kept in mind that while planning for the layout and the
design, the patterns of the roof are really very much difficult for altering once all have been
set (Mesquida & Mas, 2014). The areas must be checked out where lanterns are to be hung
for making the room brighter with the lights.

Setting of the priority: It is to be well remembered that there are bounds in the ideas while
planning for the dream house and hence it is very much necessary to keep all the various
priorities in the mind so that in the future there is no regret at all.
Ventilation: Both the light and the wind are known to be playing a huge influence upon
deciding the particular structure of the home which will be architectural. There must be the
presence of the natural light and also adequate ventilation in all the rooms. All the several
areas in which enough time is to be spent must be appropriately placed in the proper
direction.
Project management processes in determining the layout or the design
Management of resources is very much essential for recognising as well as managing
various required resources for completing with the project in a successful way (Nicholas &
Steyn, 2017). The resources for this project will be people, machines, building materials as
well as various equipment. The resources will be required for building the dream house for
the desired partners. Management of Stakeholders is another essential thing for a proper
planning any building which will be utilised for recognising all the various people who must
be well engaged for a successful completion of the project. All the various stakeholders who
are observed to be involved in this project are the government, partners, Keystart and the
builders. Partners for the main stakeholders as all the process of working and everything will
be commanded by them. The builders are those who will be actually performing the entire
project task and will be building and constructing dream house as per all the various
requirements of the partners. The government will be approving the construction of the
building and this particular approval will be helping the partners a lot in obtaining the
approval of the loan from the Keystart. Keystart is the one stakeholder which will be greatly
supporting the project financially. The process of proper controlling as well as monitoring
will be greatly helping a lot in maintaining the work flow in an efficient manner. The
management of scope will be provide a proper idea regarding which will be greatly
appropriate for the project and what will be totally wrong (Parker et al., 2013). The
management of the project utilising PMBOK will be helping a lot in determining this scope
for designing the layout of the building (Chaves et al., 2016). Partners must be possessing
with all the various required documents for purchasing the land and must be approved by the
government and the load from Keystart must also be approved for the construction of the
building in Woodbridge. The PMBOK management of project will also be involving the

management of risk and this will be greatly impacting upon the project. There may be a
number of risks which may arise like the risk which may arise during the design of layout and
it is the duty of all the builders to properly understand all the risks which may arise and they
must be taking early initiatives for managing all of those risks. Another element which is the
time scale is also very much essential. It is greatly advised to properly consider the scale of
time for the entire project (Nicholas & Steyn, 2017). There must be a great focus upon the
date of starting the project rather than the deadline. The ultimate definition of the success of
the project involves the completion of the project perfectly on time (Heagney, 2016). The
development of the project’s schedule which will be helping in completing the project in the
estimated time is considered to be the main responsibility of the manager of project.
Achieving Lean Project Management
The very first thing which is to be involved is the briefing of the basic information
regarding the size of land and the choice of the suburb where the house is to be actually built.
For this the main thing which is to be done is nothing but the quality management and the
management of risk (Mesquida & Mas, 2014). It has been observed that there choice of the
suburb is very much essential and hence it is very much essential to choose proper land for
setting up the home. The location must be a proper one such that all the various requirements
are available. The size of the land must be taken into consideration. The size of the land will
be actually determined depending upon the budget of the partners. Hence, the PMBOK’s
process of the estimation of cost is really very much essential (Marchewka, 2016). The
particular cost of the project is known to be well tracked relation to that of the great progress
of the work and the particular estimate for the accomplishment of that particular work
(Phillips, 2013). Depending upon the estimate of the cost, the expense of the actual work
which is to be performed is greatly compared against the expense which has been budgeted
for that particular work (Garel, 2013). After this, the next thing which is to be considered is
nothing but selection of all the various perfect builders (Varajão, Colomo-Palacios & Silva,
2017). This part is considered to be one of the most essential ones as selection of the
appropriate skills at the proper time and place is a great responsibility of the entire
management team of the project for the successful completion of the project. The plan for
staffing for the project of developing home will be greatly reflecting all the various long
termed as well as the short termed goals of the various members of team who will be skilled.
The lead of civil engineering must be bringing in all the several specialities of civil

engineering whenever they will be required (Mir & Pinnington, 2014). All the various
stakeholders will be having their own individual responsibilities in the project (Mustaro &
Rossi, 2013). There must be a proper identification of the influence which any of those
stakeholders will be having upon the entire process of the development of the project. There
may also be a change in the stakeholders as per the requirements because various new
stakeholders may suddenly arise suddenly. There may even be an alternation in the levels of
interest of all the various stakeholders throughput the entire project course.
Designing a layout and developing the architecture of the house will be involving a
number of factors which are to be kept in the mind (Hornstein, 2015). The very first thing
which is to be remembered is the size of the rooms as well as the information regarding them.
The flow of the building must also be considered which will be including the structure of all
the rooms. It is very much essential to totally make sure that it will definitely be consistent
with that of the lifestyle of the family as desired by the client. Budget is considered to be one
of the important element which is to be well considered (Samáková, Sujanová & Koltnerová,
2013). The particular amount of money which can be afforded for spending on the project
will be helping a lot in determining the design of the architect in a significant way. Hence, for
this it is really very much essential to properly set a budget as properly as possible (Varajão
et al., 2014). There must also be a proper consideration of the flow of cash all through the
various main stages of the entire project. The management of time is also considered to be
one the important point here. The success of the project is based upon the completion of
project within the estimated time period.
