INTRODUCTION Aim Project aim is to determine challenges faced in 205 North Quay project as company wants to overcome it for its successful completion. Objectives To identify the challenges of project to formulate the strategies that efficiently works against its consequences. To become first commercial building in Australia to offer tenants a better work-life approach To accomplish the project in suggested $600 million budget. To make sure that project will be completed in stipulated 2024 time-frame. Project scope In order to complete this project in successful way, following are the tools which will help to achieve the goals of the project and provide the deliverables outcomes. Assumptions In this construction project, it will deliver the most significant values where at the initiation stage project feasibility will measure to continue the further stages successfully. The resources will be placed effectively and managed by the project manager and team members. Constraints For completing the project, it is common that company will face some barriers which can be seen as: Budgetary issues:Finance is one the most important factor to be considered by the company where without proper financial budget of the project, it will restrict the entire process of the project management. Therefore, it is important to begin with the accurate budgeting system. Knowledge and skills:To work on any project, project leader and team both must have knowledge and skills for making the project completed successfully otherwise, it will cause hindrance in project deliverables (Dasović and Klanšek, 2021). Time-limitation:It is important to complete the project on time, where project management team should begin with the proper approach as to allocate the activities to furnish the project on time.
A detailed Project Plan including Overview 205 North Quay is the first commercial building in Australia and one of Brisbane's most internationallyrecognizableriver-edgedevelopment.Thisconstructionisdesignedby international architecture firms Hassell which is in New York. This construction building is targeting a 6 green star rating however, the project will be complete in late 2024. Analysis of stakeholder and their requirements Stakeholder analysis is the process or method of evaluating the system and potential changes in regard with the stakeholders participating in the overall project. In general, it is a kind of technique which is used by the project managers to assist the team members that have an interest in project and can deliver the successful outcome (Angarita and Gallardo, 2018). Stakeholders play an important role in order to make the project successful and meet the goals and objectives as well. The current project is to identify the challenges during the building construction which becomes barriers for the successful completion of the construction project. Here, highlighting a stakeholder analysis plan along with their requirements which supports the 205 North Quay project to be successful in the future. Addressing the requirement ofproject and encouraging teamto acquire successful results Internal Cost management plan The costs are the most necessary aspect of conduction and completion of any project. Mainly they are planned on a prior basis itself which is basically known as the budget (Kocakaya, 2019). This states that what costs are going to be incurred throughout the project. It is just a planned layout. The working and the conduction of the project is required to be accordingly. In this project following are the aspects of the cost management plan: Particulars.Amount in $ Building construction$7800000 Site working and labour$1300000 Fees of architect and engineers$931000 Management of construction$162000 Land acquisition$550000 Permits and fees$85000 Total$10828000
The overall cost management plan basically states that how much cost will be spent on what all things or aspects of the project in particular (Hansen, Mowen and Heitger., 2021). In this case the total budget is $10828000 as per the above table and it is divided into all the necessities of the project that is being conducted. The cost management plan helps in mapping and controlling the budget that has been prepared (Naik and Bobade, 2018). This plan keeps all the costs that have been incurred in one place, including the direct costs as well as the indirect costs. Resources to facilitate the project ResourcesCost Machinery$400 Technological tools$100 Finance$300 Labour$500 Capital$450 Environmental resources$200 Otherresources(cement, concrete, bricksand metals) $300 Marketing activities$400 Total$2650 To execute ant project, it requires different resources to succeed the project in definite manner. Project cost baseline is generally defined as budget which is approved for the project where project manager is also responsible for purchasing the resources accordingly (Dykstra, 2018). Therefore, the above table states the project resources and cost of it which provides the appropriate information about the expenditures and needs to facilitate the project in particular time-frame. Along with this, project manager also have a duty to decide the suitable project budget from where only they have to purchase the resources for the process of the construction project.
Risk management plan Risk management plan is the process of identifying the risk of the project so that project leader can create and develop an appropriate solution to minimize the risk in effective manner (Raj and Wadsamudrakar, 2018). In general, it is systematic process of analysing and evaluating the project risk which can harm the project where it is important to identify and develop the accurate solution. In this construction project, the manager of the project is also follows the risk management planning and procedure to drive the project at successful level. Research Methodology Project management is the vast field that encompasses careful planning and execution of any project, for any task it is important to proceed with certain methods so that better or desired project outcomes can be achieved. There are some PM techniques which are as follows: Waterfall technique:It is a common PM methodology which focus on linear progression from initial point to ending point of project. It is used by project engineers for careful planning and detailed documentation and for the better consecutive execution. Benefit of this technique include better and clear structure which it provides, transformation of information can be done at good extent as well as testing in this is quite simpler (Morin, Bujacz and Gagné, 2018). Its major benefit is that it helps in providing the list of requirement at earlier stage so that stakeholder should be able to analyse all requirement, further they can proceed to add or change something at earlier stage. However, this technique is less preferable because of its some drawbacks like there is greater amount of risk and uncertainty as well as back tracking is not found in such technique, therefore if any modification is requiring then project team will not be able to made it because there is no such back tracking feature. Agile technique:This technique has gain popularity among various project managers, as this technique has provided several benefits to project. First of all, this technique allows for back tracking so if there is any requirement and modification it can be easily deployed unlike waterfall methodologies. Another benefits which agile provide is risk reduction there is no uncertainty in it as well as it empowers the team members, greater client satisfaction can be achieved. Regarding stakeholder satisfaction, this technique is efficient as this methodology provides project visibility so that they can easily gain the insights. Prince 2:It focuses on organisation and management; it stands for projects in controlled environment. This framework is linear and concern with process based focusing to move project initiatives from pre identified stages (Marnewick and Marnewick,2019). With this technique project leader can easily manage all task so that better outcomes can be reached. However, this technique consumer lot of time in documentation process across the project lifecycle from a very initial point to finishing point. Therefore, for 205 North quay construction project methodologies are essential, for this project developers are already taking care of project techniques and other resources. for this particular task agile methodology is followed by project management team, where it helps in
providing better stakeholder satisfaction. As of now this project is still in under construction and using agile technique because of its several benefits like if there is any future requirement coming from stakeholders, then with this agile method project team can easily proceed with modification and add on information process. Therefore, agile method is used by project team to manage project and breaking it into different modules so productivity in result can be achieved.
