INTRODUCTION
Aim
Project aim is to determine challenges faced in 205 North Quay project as company wants to
overcome it for its successful completion.
Objectives
To identify the challenges of project to formulate the strategies that efficiently works
against its consequences.
To become first commercial building in Australia to offer tenants a better work-life
approach
To accomplish the project in suggested $600 million budget.
To make sure that project will be completed in stipulated 2024 time-frame.
Project scope
In order to complete this project in successful way, following are the tools which will help to
achieve the goals of the project and provide the deliverables outcomes.
Assumptions
In this construction project, it will deliver the most significant values where at the
initiation stage project feasibility will measure to continue the further stages successfully.
The resources will be placed effectively and managed by the project manager and team
members.
Constraints
For completing the project, it is common that company will face some barriers which can be seen
as:
Budgetary issues: Finance is one the most important factor to be considered by the company
where without proper financial budget of the project, it will restrict the entire process of the
project management. Therefore, it is important to begin with the accurate budgeting system.
Knowledge and skills: To work on any project, project leader and team both must have
knowledge and skills for making the project completed successfully otherwise, it will cause
hindrance in project deliverables (Dasović and Klanšek, 2021).
Time-limitation: It is important to complete the project on time, where project management
team should begin with the proper approach as to allocate the activities to furnish the project on

205 North Quay is the first commercial building in Australia and one of Brisbane's most
internationally recognizable river-edge development. This construction is designed by
international architecture firms Hassell which is in New York. This construction building is
targeting a 6 green star rating however, the project will be complete in late 2024.
Analysis of stakeholder and their requirements
Stakeholder analysis is the process or method of evaluating the system and potential changes in
regard with the stakeholders participating in the overall project. In general, it is a kind of
technique which is used by the project managers to assist the team members that have an interest
in project and can deliver the successful outcome (Angarita and Gallardo, 2018). Stakeholders
play an important role in order to make the project successful and meet the goals and objectives
as well. The current project is to identify the challenges during the building construction which
becomes barriers for the successful completion of the construction project. Here, highlighting a

Mainly they are planned on a prior basis itself which is basically known as the budget

The overall cost management plan basically states that how much cost will be spent on

case the total budget is $10828000 as per the above table and it is divided into all the necessities
of the project that is being conducted. The cost management plan helps in mapping and
controlling the budget that has been prepared (Naik and Bobade, 2018). This plan keeps all the
costs that have been incurred in one place, including the direct costs as well as the indirect costs.

Project management is the vast field that encompasses careful planning and execution of

project outcomes can be achieved. There are some PM techniques which are as follows:
Waterfall technique: It is a common PM methodology which focus on linear progression from
initial point to ending point of project. It is used by project engineers for careful planning and
detailed documentation and for the better consecutive execution. Benefit of this technique
include better and clear structure which it provides, transformation of information can be done at
good extent as well as testing in this is quite simpler (Morin, Bujacz and Gagné, 2018). Its major
benefit is that it helps in providing the list of requirement at earlier stage so that stakeholder
should be able to analyse all requirement, further they can proceed to add or change something at
earlier stage. However, this technique is less preferable because of its some drawbacks like there
is greater amount of risk and uncertainty as well as back tracking is not found in such technique,
therefore if any modification is requiring then project team will not be able to made it because
there is no such back tracking feature.
Agile technique: This technique has gain popularity among various project managers, as this
technique has provided several benefits to project. First of all, this technique allows for back
tracking so if there is any requirement and modification it can be easily deployed unlike waterfall
methodologies. Another benefits which agile provide is risk reduction there is no uncertainty in it
as well as it empowers the team members, greater client satisfaction can be achieved. Regarding
stakeholder satisfaction, this technique is efficient as this methodology provides project visibility
so that they can easily gain the insights.
Prince 2: It focuses on organisation and management; it stands for projects in controlled
environment. This framework is linear and concern with process based focusing to move project
initiatives from pre identified stages (Marnewick and Marnewick,2019). With this technique
project leader can easily manage all task so that better outcomes can be reached. However, this
technique consumer lot of time in documentation process across the project lifecycle from a very
initial point to finishing point.
Therefore, for 205 North quay construction project methodologies are essential, for this
project developers are already taking care of project techniques and other resources. for this
