INTRODUCTION
Room division is a concept which is used in the context of hospitality sector. There are
two departments on which this concept is focused, Housekeeping and Front office. The former
one is involved in the activities of cleaning and developing an environment which is enjoyable
for guest in the hotel. On the other hand, front office task is to manage the flow of guest and
represent hotel in a positive way in front of the incoming flow of consumers. It includes
receptions, managers, attendants, etc. the main job of this division is that, they gather all the
information from the guest and accordingly provide them with rooms as well as services (Ab-
Rahman and Sulaiman, 2011). Also the front office assist guest by solving their queries and
issues in a proper manner. This report is based on the Five seasons hotel that is located in
Winchester. It is a leading hospitality provider offering its services across United Kingdom. In
this project various roles and responsibilities of front office as well as legal and statutory
requirements which are important for operation in room division will be covered. Also various
calculation that are done for managing the flow of guest is stated in this report.

4.1 Description about revenue/yield management with practical example
It is very important for hotel industry to provide services at a very reasonable rate as it
attracts huge number of customers towards organisation. But it is very difficult for hospitality
providers to compete with lower prices as this reduce the margin of profits. Also it is a very
complex process to set room prices in the competitive market where there are major companies
which can afford such strategy (Abbott, 2014). Business entities have to face various types of
issues and problems which makes it even more difficult for them to attain their goals and
objectives efficiently. That is why it is very important for the Five seasons hotel to use various
tools and techniques as to attract more customers and meet out different objectives in a efficient
as well as effective way.
Yield management: It is a activity which is used for analysing and factorisation of users
actions for achieving highest level of profits from the offered services. This methods is a
collection of merchandising value and bulk state (Hartshorn, 2012). It is usually considered to be
a tactical method instead of being strategic one. In service industry, the number of buyers is huge
who are differentiated on the basis of their behaviour. This is why it is not possible for each and

every customer to be able to pay the same price like their counterparts. The performance of this
industry is based on the occupancy percentage that is noted on daily basis.
Hotel revenue management: The prime goal of revenue management is that it provides
right information to right person at right time as to offer appropriate rates to customers. This
concept states about various ways which can be used for making more profits (Dong, Chen and
Bao, 2012). The hotel rooms are limited in number and also services offered are of perishable
nature. This method assist in increasing the revenue of organisation by using various ways. It
smooth-en up the flow of information which enable front office in offering proper discounts and
prices to the incoming customers. This techniques is totally about balancing demand and
capacity by forecasting future prices with a aim to boost hotel profits and resources.
4.2 Analytical review of sales techniques used to promote and maximise revenue
In hotel industry, there are different type of customers who are divided in terms of
various classes, needs and desires. The cited company can divide the room as per the
requirement of customers, it can be luxurious, budgeted and lower rate rooms. With this method
the firm can earn higher level of profits as they will be be able to offer right room at right price
to right customer (Gooley, 2010). Moreover there are various approaches that can be used by
company as boost sales as to attain their business objectives and aims in a effective manner. The
following approaches of sales will assist organisation in boosting their sales:
ï‚· Stating stories with contrast: The manager can state about various stories of past incident
which can be used for attracting customers towards organisation services. These stories
assist in building up a power perception in the mind of consumer which drives him to use
the services of hotel.
ï‚· Making customer hero: The end user of services are the king of the market. Organisations
need to make them feel like one of the hero by serving them with qualitative services
(Durkheim, 2014). If The cited firm is able to do so then their revenue will increase and
they will be able to achieve their targets as well as goals in a set period of time. Various
discounting schemes can be used for attracting consumer. Following are the various rates
which are offered to consumers.

4.3 Usage of forecasting and statistical data in room division.
Forecasting is the procedure by which a company can know what are the various things
which will be needed by them in future (Haydon, 2010). This is a handy process in knowing the
outcomes which is concerned to hotel sustainability. It is observed that five season hotels are
facing variations in the prices according to the need of time.
By using the information of last year they can predict the estimate the growth in
upcoming 5 years. The below mentioned stats show profit of the hotel during special seasons.

4.4 Calculation of performance indicators used to measure the success of accommodation sales
Room tariff is basically the price card of the rooms and amenities given by the hotel. Following
is the room tariff of the hotel:-

From the above data we can analyse that out of 180 rooms are left and the total number of rooms
are 255. Out of each 260 are sleeper night (Yamamoto, 2014). Room occupancy rate at the hotel
is high but the occupancy for the sleeper is quite low. They can gain competitive advantage by
lowering the prices and this factors can be used for future estimation.

CONCLUSION
Room division is a very important as it assist hotel in managing the flow of guest. It is
very essential as it enhances organisation profitability. It allows managers in using various
techniques as to make sure that all rooms are occupied. The prices are also set as per the vacant
rooms and seasonal flow of guest in hotel.
