Guy and Samantha are tenants at 11 Somerville Street, Belmore Heights, which is managed by
Evansdale Real Estate. Their four-bedroom property has a swimming pool. The latch on the
swimming pool gate does not always lock properly. They have a 3-year-old son who has managed to

the landlord is unwilling to pay for a locksmith to do this. You are the case officer of this dispute

Explain the process of identifying and managing risk in this case project situation.
As per the case scenario, the different identification processes are mainly based on listening to
different complaints for the people. I would personally make a visit to the particular house. I would
look into the details of the scenario and also listen to the complaints of tenants. After a proper
identification of risks, the different likelihoods and various consequences of several forms of risks that
are associated can also be measured.
The different kind of risks that have been associated have mainly be ranked based on their likelihood
of happening and severe consequences. In the next step, there have been a discussion about the
various forms of treatment of the risks. In the discussed case scenario, the various kind of risks are
mainly dependent on not having a latch on the gate. This is considered as the main concern. I would
also go through the official papers that have been signed by the house owners. I would also view the
signed agreement papers that belong to the tenants and the landlord before they entered the house.
After having an entire view of the scenario, I would be able to suggest different forms of
recommendations that would suit the tenants. I would judge the entire scenario and thus suggest
better recommendations to my client. I would also have a conversation with the landlord about the
concerned issue and thus suggest him to serve his tenants in a better manner.
Identify three risks from the scenario.

project that leads to the proper completion of the project.
This kind of tool of planning helps in the representation of
entire project schedule of the project based on bar charts.
This would be spread in a certain timeline.
Work Breakdown Structure
(WBS)
The WBS could be described as a form of planning tool that
would help in delivering the full scope of the project. The
WBS divides each of the steps of the project deliverables.
They also divide each of the concerned works of the project
into various smaller components.
Critical Path Method (CPM)
The CPM can be described as a tool of project planning.
This would be focused on different project managers who
would be responsible for managing the progress for the
project. The CPM is also used for ensuring that the project
work would be done as per the proper project schedule.
With the help of this tool, the project manager would be able
to monitor the different set of activities related to the project.
Question 7: Project Budget Calculation: (4 marks)
A. You are investing in a coffee shop project with your friend in Sydney on 2013. Your first
investment was $200,000. Your investment advisor has told you that if you get 20% of return
from this, it would be a good investment project. The forecast for returns for the next 4 years
are follows:
2014 = $30,000 2015 = $50,000 2016 = $55,000 2017 = $60,000
Calculate the Accounting Rate of Return for your coffee shop project. Considering your advisor’s
advice, should you go with this project?

Question 9: Scenario on legislation, regulation and WH&S. (4 marks)
You are the project manager who is overseeing the recent recruitment drive at ABC International
college in your state. The college has a capacity to enrol around 2000 students which requires at
least 30 trainers who will facilitate at least 8 hours of classroom training. Recently your organisation
has lost around 8 trainers and you have planned for having some relief trainers for unexpected
situations. This recruitment drive project is to hire at least 12 trainers who will work 8 hours or more
per week.
During your project stages, your team has done the following tasks:
Preparing job descriptions and specifications
Getting approval from top management
Posting an advertisement on seek.com.au
Screening applicants
Communicating with shortlisted applicants
Selecting candidates
After the selection process, you have considered that there are some legal requirements after the
selection stage. These legal requirements are related to the employment legislation and the Work
Health and Safety legislation.
Task 1: Based on the trainer occupations, job descriptions, job specifications, and your
organisational context, discuss the relevant employment Act and the standards that you should
include in the employment agreement and induction for these selected candidates.
The National Employment Standards (NES) would be described as the collection of minimum 10
entitlements, which would be provided for the benefit of the employees.
Based within the organisational context, there would be a certain kind of collaboration between the
NES and national minimum wages. This would be able to cope with the maximum number of
entitlements for employees based on working in Australia.
The different kind of standards, which might be included based within the agreement of employee
and induction for the appropriate candidates are:
Maximum number of weekly hours
Flexible form of working arrangements as per the expectation of employee
Annual based leave facility
Casual or Personal Leave
Statement based on Fair Work Information
