Project Purpose
The primary aim for this project is to create maximum return for clients and deliver the best
experience for the clients within the industry.
i. The mission is undertaken to improve the client service management as well as both
ethical and legal obligations based on which a program has been devised to mitigate
organizational hazards based on legal and ethical implications.
ii. There are different kinds of problems associated with the project. These include, agents
working under stress who are competent in both managing as well as selling real estate
properties. The agents are completely unaware of the legal and ethical necessities instead
agents are inclined towards pleasing the client. The agents are completely unaware of client
handling practices and strategic aims of MLR.
iii. The client is not concerned regarding the internal policies of the organization instead they
are inclined towards accurate property handling mechanisms. The clients are not aware of
best-of-breed client service as well as ethical practices including code of conduct for REIV.
The client thinks agents are completely obligated to filling of rental and lease properties
according to client requirements.
iv. Tenants feel discriminated, which is a potential area to work on. Based on customer
feedback, residential agents are not well-behaved. The tenants believe there is no
consultation done with them. Residential agents barge-in without prior consultation,
moreover inspections conducted are unannounced.
These are the problems, which require company’s attention in order to address the potential

issues.
Project Goals
i. Active engagement with clients as well as customers.
ii. Creation of goodwill and garner nice name to integrate core ethical values in the working
structure of the organization.
iii. Support of innovative thinking, leadership skills and management qualities.
iv. Creation of high-performing and high- profitable organization to create a brand name for
the organization.
Project Scope
Max Lionel Realty (MLR), is working on improving goodwill with customers and satisfying the
ethical as well as legal obligations, the project scope are as follows:
i. Informing agents with ethical and legal obligations, in accordance with the anti-
discrimination legislation procedures and informing agents regarding the standard of codes
adopted and implemented by the organization.
ii. Promotion of high standard professional code of conduct, referring to Real Estate Institute
of Victoria (REIV), code of conduct..
iii. Informing clients and tenants about the commitments put forward by the organization.
iv. Achieving client buy-in and achieve employees for initiatives.
v. Making the client realize the obligation of agents and subsequent company policies.
vi. Tenants should not feel discriminated on the basis of either income, status of family,
lifestyle or cultural ethnicity and background.
